We started our house buying process 7 months ago at Richmond Point in Lytham St Anne's. We're not from the area so needed a certain amount of flexibility as well as extra detail from the Rowland team, not having the local knowledge that we'd have liked. We were guided along the purchase process with regular phone calls to check where we were up to with our progress and kept up-to-date with our moving date once we had completed everything on our side. Our moving date was pushed back around 2 weeks due to an on-site theft of front doors but otherwise, it was a seamless process.
Since we moved in 2 months ago, we have had many dealings with Rowland staff and contractors due to the expected snagging list that comes with buying a new build. Issues have been small such as windows/doors needing adjustment, small scratches on high-gloss kitchen doors, tile repair, re-sealing/re-grouting of areas of bathrooms which weren't quite up to standard, re-sizing of internal doors once we had our own carpets fitted, re-fitting of loose flag stones and minor electrical works such as re-wiring switches that weren't switching on the expected lights. Rowland also sent a decorator to us for the day to touch-up and areas of paintwork we weren't happy with, including damage we did ourselves when we moved our things in.
I have worked on many sites and dealt with numerous site employees and have never dealt with such professionalism and courtesy on a blanket scale. Not only the Rowlands employees themselves but also the contractors have all been personable, knowledgeable, professional, friendly and extremely flexible when working around my 1-year-old's naps. Any construction vehicles have rushed to move out of my way if they have blocked the entrance / exit to my street and they always apologise for the inconvenience.
I have to mention Shaun by name who has coordinated all of the works that have taken place for us, checked that we're happy with the work once it's been done, kept us up-to-date with who should be contacting us and when, and generally been a friendly face which has been much appreciated when newly moving into the area and knowing nobody. It has taken a lot of coordination on some occasions, with some unavoidable cancellations etc but Shaun has always endeavoured to get things done when we have needed them and hasn't once made us feel like we're asking too much.
We're really impressed with the Rowlands team, we love our home and the lovely neighbours are a bonus.

We bought our first home in the UK from the heritage park development of Rowland homes and have had a very positive experience so far with the company and process.
The quality of the house was brilliant. We got a professional snagger who identified several issues most of which were decorative and cosmetic. The site manager and assistant quickly got to work fixing all the issues and by 3 weeks, they were all mostly fixed or had been booked in for fixing. Things that needed replacing were replaced and we were adequately compensated for the issues we opted to forgo.
This is actually a 4.5 review just that there's no way to choose that option.
The only reason this is not 5 stars is that we haven't lived in more than 6 months so I will update the review after 6 months. So far, we love our house and love the locality.

Pleasure to deal with from the initial viewing to completion.
Like any new build there was the inevitable snag list that they have and continued to rectify without any hassle which is why I would
certainly recommend the team at Richmond Point if you are looking for your new home.

Pete has been fantastic as Assistant Site Manager on Richmond Point. He is responsive, diligent and always puts the customer first. I’ve been grateful for his support and help since moving into the property.

Great before and after sales service. Friendly, helpful, and knowledgeable staff, never pushy, nothing was too much trouble.
Build quality and finish is excellent - 10/10. The house is solid, well insulated, and fitted with modern energy saving systems and devices.
We are delighted with it and our extended family has been complimentary, to the point of one member considering buying a Rowland home - the most genuine compliment.
Three improvements for the architects to consider - every home needs a storage facility, be it only a broom closet, to store the usual housekeeping equipment; the radiator in the kitchen would be better placed on the adjacent toilet wall (to provide space for seating on the long wall); the sink in the en suite bathroom needs to be positioned a few inches closer to the shower door - as it is it is a tight squeeze getting onto the toilet seat (we are not obese!).
All in all, we are delighted with our new home and the quality of service we have received.
Thanks Andrew (sales and front office) and Tony (site manager! You are both a credit to Rowland Homes.

Sadly my house was delayed by one week. There was no heating or water for two weeks however Sean the assistant site manager could not have been more helpful to rectify these problems without his input this would not have allowed me to continue working. I was also reassured by Andy the site Manager that if I had any further issues these would be resolved. I have to say that due to the professionalism of Andy and Sean I would have no hesitation in recommending Rowland Homes at Richmond Point and indeed have taken brochures to London to recommend to friends and colleagues. A property developer friend was extremely impressed by Richmond point’s build and the customer care

Shocking customer care!!
We bought our house over 2 years ago now. We had problems from the moment we moved in from kinks in our flooring, no floors sealed, scratched tiles and a bottle of urine found in our loft! Yuck!!!’ After dealing with these issues amicably we have had no other problems until a couple of months ago! We found a leak in our bathroom which has turned our carpet yellow and cracked and stained our expensive tiles!!! After getting in touch with Rowland we were told that our warranty was up and we had to get our own plumber which we did! Their findings were that the bath trap wasn’t even finger tight and would have been leaking water since we moved in!! After arguing this with Rowland they sent their plumbers out too which agreed with our plumber. Now Rowland haven’t shared that report with us and are saying the bath is fitted properly and they can’t take liability!! How is the bath fitted properly when it’s leaking a cup of water every time it’s being used???????? I think it’s the least they can do considering the issues we’ve had previous! Don’t buy from them, their workmanship is shocking and you will just get ignored when you raise anything!!!!
Richmond Point.
Excellent service from all, sales team to the tradesmen installing and fixing things. Yes there were things wrong, snags, after we moved in, but site foremen ensured the relevant trades sorted the problems swiftly and professionally. All trades being respectful of our new home, boots off, tidying up after themselves. No problem too small and still available to answer or fix any issues we may have.
Thanks Rowland Homes

Initially the team were super helpful until faults and major issues were identified with the house. I have had a major leak in the downstairs cloakroom and garage for nearly 18 months. The Head Office Customer care team have been super helpful but the on site management team have been glacial in their actions and communication has been less than poor as a standard with excuse after excuse. Would I now on reflection buy a Rowland Home and recommend, the answer would be no. The Sales team are economical in there transparency of maintenance charges and once the transaction is complete wash there hands of anything and handover to the site team which has management and contractors change almost monthly and my home has been no more than a building site for nearly 4 months with the management team walking past it daily. Contractors are changed due to bad practices and "sacked" regularly this is hardly a good practice and more importantly not what you would wish for the home you would want to invest in. I would highly recommend anyone purchasing to invest in a independent survey for piece of mind as the smoke and mirrors you will be given on site will be economical with the truth at best and will change depending on who you speak to.

I purchased my home at their Richmond point site. The team on site were excellent and the finish superb. They discussed with me the details before build and even supportive after a year of moving in with an issues with fast remedial action.

Omg where do I start. Initially the sales person was a complete liar who causes no end of problems. He smokes in the sales office too which is gross at best. We have had no end of snagging (not small issues either). The customer care team are never available other than to ask you to email in and the replies are usually two weeks plus. I would avoid buying from these builders at all cost. The only positive we have experienced is moving to a beautiful area.

Love the layout and design of the house. Competitive pricing for the area. Extras are overpriced (but that's all bew build companies). I could NOT recommend house purchases with Rowland as their after sales service is shockingly bad. Over 12 months we have been waiting for remedial works to be completed (and in many cases even looked at). The only reason half of our snag list had been resolved is by going direct to the contractor.
Excuse after excuse of why works haven't been completed. And most of them time they say they will get in touch but never do.
I very very rarely ever review companies but in this case I felt it important to pre warn others of the non existent after sales service from Rowland.

What can we say about our forever home … Kiera our sales executive went above and beyond for us threw the whole home buying experience .. nothing was too much trouble her professionalism is second to none ! The specification on our home is top spec … even our snagging list only contained 2 points .. a little bit of painting on the bottom of a door … we love love love our new home .. Sam the site manager and Luke are always on hand if we have any questions .. absolutely fantastic team .. and thanks look for showing us how to work the heating system for the umpteenth time! Thanks to every one at Rowland homes😊😊😊

The customer service and after sales experience from this company is absolutely horrendous. Bought half a million pound house… and it’s basically.. here’s your keys now F off! So many issues unaddressed after 3 months of moving in, and constant excuses of staff turnover etc etc. They have no problem throwing up new house after new house, but can’t fix the shoddy finishing and terrible build quality in our new house 3 months on! We have been nothing but patient and gave them plenty of chance to get it sorted. And then we have just found out that some other people on site (who have moved in after us) have ahead most of their issues resolved!! Clearly we have been too nice and far too patient.
Disgraceful company.

We bought a house from Rowland in January and initially, everything seemed great.
We handed the company a list of snags 7 days after moving in and the site manager seemed to take everything on board. He told us he'd start organising the work to be completed. The majority of the 200-odd issues were small and showed a lack of care - bad painting work etc.
The first issue came when they sent a man round to do some painting and he splashed paint on our brand new dining table. We raised this with Rowland who denied responsibility. We had no proof so we left it there.
Months passed and work was very slow but it seemed that they were progressing through the list. I tried to be patient as I know it can be difficult to get tradespeople at the moment. I was also very reasonable, telling them not to bother replacing certain items (such as a scratched towel rail) as I felt it was wasteful. Then we heard nothing for a while so I tried multiple times to contact the site manager (we were told we MUST go through the site manager not the Customer Care dept). After being ignored by the site manager for a couple of weeks, I contacted Customer Care and they said that we had been handed over to them (they hadn't bothered to let us know).
At this point we've been in 7 months and very little has been done. We're still unable to use our bath and our front door is missing a seal (it was freezing in winter).
One issue we're having is that the basin in the downstairs toilet has a crack in it which wasn't documented in our initial snag list, but that I mentioned in person to the site manager who said he'd add it to the list. We also had a plumber visit to adjust the basin and he saw the crack and said he'd let Rowland know. Rowland are denying all knowledge and refusing to fix the crack. Apparently I must have cracked it myself (no idea how I'd manage that). The best part of it is, it can be seen in a photograph taken four days after we moved in and they're pretending they can't see it!!
My advice to anyone buying from these people is to document EVERY conversation with them in an email. If they take photos of something, don't assume that's enough, send photos yourself. Call and email them weekly until they fix your issues. Be meticulous. It seems obvious in hindsight but when you've got a full time job it's difficult to keep on top of the progress of over 200 issues.
Done complaining now, off to buy a new sink (the cost of which is 0.012% - or 1/8200 - of the amount I paid Rowland for the house).
