Very poor service
Very poor service. I rang to see a property which in the description had a very short lease, at the time I made the appointment I specifically asked how they had come up with the price since the term on the lease was very small. The person who made the appointment said she would ask the valuer (Will) and come back to me. It was great I got to see the property the next day, however no answer or call regarding the valuation. I was up in Bridgnorth that afternoon so popped in the office to try and get an answer to my question. I had already done a search on Land registry and could see the freeholder and leaseholder were different. So, on arrival at the office, I asked what was for sale, was it just the leasehold or freehold as well? Still not able to get an answer, and no answer to my original question regarding the valuation. Again, same answer I’ll get Will to give you a call. At this point I asked if I could get a copy of the lease, since this is the legal document which say how a lease works, without this it’s impossible to make an offer on the property. Finally, the next week I got a call from Will, he said it was the freehold for sale, which I was surprised since the Freehold was held by someone different to the leasehold. Will also advised the freehold would supersede the leasehold so there would be not problem, this is not right and incorrect. The lease outlines the relationship between the freehold and leasehold. I asked Will if he could get me a copy of the lease, and after a dodge of the question he confirmed he had seen the lease and would get me a copy. Then I noticed the website had changed to say Freehold and Leasehold where in the sale. I was under the impression it was the duty of the estate agent to follow the code and check who owns the property prior to sale to protect all parties involved. A simple look at the freehold and leasehold would have highlighted a problem. I spoke with Will on the Friday and said please can he call me late next week with an update even if he didn’t have one. Come Thursday, still no call back, so I called, again the person said they would leave a message for Will to call. Nothing, late on Friday I called again…. Had to leave a message and its no Tuesday and still no call.
Seriously, no one had a clue what they were selling, leasehold, leasehold and freehold… plus no one knew that the freehold is held in a different name to the leasehold so a lot more difficult to sell unless you have agreement from both parties. No one had checked the ownership of the property as a simple check shows different owners. Last is the exceptional pour service no calls, back, no info… I can only say you have brought this review on yourself.
Would I trust Nock Deighton to sell my property? Not a chance.
For reference I saw the property on the 27th June, and its now the 16th July and sill no answer.
