Jess Atkins at LSH Residential was brilliant. I was having issues obtaining information from my Solicitor when selling my property, so I went to them directly and spoke to Jess who was brilliant.
I requested after further issues I had with my solicitor if she could contact them and Jess did this straight away and resolved the issue.

I’ve had some bad experiences with property managers in the past but working with Kelly Doughty at LSH has been an absolute pleasure. She’s professional, approachable and genuinely supportive in helping improve our building. Cosec should communicate with leaseholders.
Cosec of LSH do not deal with leaseholders which I find frustrating. We are leaseholders with a share of freehold and our collective service charges contribute to the cost of these services. We are not tenants and it is not unreasonable to expect Cosec to deal with leaseholders directly where they are able , especially if their responses would alleviate stress. Selling a property is one of life’s biggest stressful events. More so when the property is leasehold. More so after having experienced bereavement and other serious issues. There are some people in this department who are helpful and not dismissive so my thanks goes to them.

Horrendous management company - constantly adding large admin fees, and are generally very difficult to deal with. This has directly caused flats in the block to reduce by over 50% in price.

Unethical, deceitful, thieves
This company continues to hit new lows. It is beyond me how this level of corruption and mismanagement is allowed to go on with so little oversight.
Service charge has gone up 6 fold since 2021, and we’ve been warned to expect it to double next year. Most of the absurd charges are for services that we don’t even receive and seem to be paying for “contracts” for their friends (i.e. over £50k for “landscaping” for a patch of bushes approximately 3x1 meters long, and over £200k for “24 hour concierge” that are only there for 8-12 hours a day).
Almost every staff member I have ever spoken with on the phone has been rude and aggressive for no reason. All attempts to get itemized receipts for works carried out have been ignored. A group of tenants in the building are now in discussions with solicitors to see what are options are (right to manage, etc.)
This level of deceit and theft of money for services not rendered to line their pockets is unethical and unnecessary.

I find it hard to believe anyone can give this company anything more than a 1 star review but I guess much is down to individual staff and office.
In the case of our estate in Nottingham the experience has been so bad we have been left with no option but to exercise our Right to Manage.
Examples of what we have had to put up with:-
No accounts for 4 years (they are starting to drift in-just got 2023s. Said we owed £33 from 3 years ago but when challenged said we are in credit)
Increased service charge by £4000 a year for next 3 years to pay for a new roof based on no evidence-we refuse to pay
No reserve built up in 16 years and no repairs done even on the fire alarm system which has been flashing a fault for months
There is much more! We can’t wait to escape these cowboys and many other buildings on the estate feel the same way

Absolutely abysmal service
Been in our house over 18 years and year after year their service just get worse
Charges go up and no service provided apart from the odd random visit from gardeners after we complain
Very poor management
This company has mismanaged our very small estate’s shared parking areas.
No maintenance to perimeter fencing in over 17 years but refuse to accept the facts. They are very economical with the truth to put it bluntly - and now, our service charges for 2025/26 have almost trebled to compensate for LSH’s lack of satisfactorily handling the residents money.
I would definitely never recommend this company and giving them one star is more than they deserve.
Maintenance work
I recently got in touch with Jed regarding the side of our property. It was all overgrown and look bad.
He organised a contractor to pop round to have a look and within a couple of weeks they had come to start the work.
Really happy.
Thank you to Jed Delaney for sorting this straight away.
