Thanks for charging me almost £16 a week now to live above a man whose behavior you've let him is his guests get away with across numerous years....

and I'm still having to tolerate hearing him walk from point A to point B his home so he may as well be in mine ...and still letting his relatives in, to use his facilities daily and they may as well live here!!

** 7:10a.m. Sunday morn and I'm listening to doors being slammed / closed from whoever just came into this building and into flat number 5 usual heavy footsteps...clanging / banging...zero/little regard for us surrounding homes...again!

11p.m. and once again us residents are having to listen to the male resident and his whoever in flat 5... we live under him... above him and next door to him ....dragging furniture across his hard floor... heavy footsteps ...doors slamming... same rubbish... different day ...same people.

Cheers again L&Q....you are now ...per yr rent increase ...charging me/us rent paying tenants... not benefit claimers like him....almost £16 extra a week for this on going....!!

Easter Monday another day I'm watching an empty communal garden not being used and us residents in Lawrence Court having to listen to the grandchild of the male resident at flat number 5 runaround shaking our walls slamming doors and the rest.... and my rent has gone up today by almost £16 a week to live above this rubbish! I was reporting this very same issue to you 5-6 years ago London and Quadrant!!!

If you ever checked the CCTV cameras against my date and time logs in all the years I've been sending it to you you wouldn't be getting this ongoing shaming online... once again I have to listen to his grandchild making excessive noise while I'm trying to relax from my working week and them using his home facilities still...what does this man contribute to this building... ever...aside from his and their daily inconsideration to the rest of us living here!?

30 Mar: 04:30 a.m. and this resident and woman beneath my home is still pottering around his home....clanging dishes, slamming doors...making noise again.. when the rest of us under, above and next door to him, are trying to sleep. This male resident who lives at flat 5 is literally having his people come in and out of this building and his home day and night.... in out.. in out and EVERY single time it happens... I have to hear it in my home!! WHAT THE HELL!!!!?

It's currently 5:15p.m. and I've still got a whole night of his and their rubbish to go!!! And of this coming Monday I have to pay you lot nearly £16 extra EVERY WEEK ...for this RUBBISH!!!!

31 March.... and the male resident in the flat beneath me continues to let his relatives come here every day using his facilities.... and once again I'm listening to his grandchild run up and down shaking my walls.

It would be nice to be able to recover from my recent operation not having to hear the excessive noise that I still have to tolerate coming from his home .....daily.. and I remind you if you ever checked your CCTV cameras that surround this building and ground floor area and stairwell... you will see the same people coming in and out of this building. going into his home...daily. I remind you I don't have x-ray vision and my flat faces the opposite of the front of this building so I only know about them being here.... because of their excessive noise footsteps and doors slamming!

While you continue to let him get away with his conduct and what he has got away within the past I'll carry on posting all of this online!

Do any of you use BP hand car washes??? well you're facilitating illegal activity... like tax evasion and hiring of illegal workers (if we could attach anything on here I'd attach the UK Home Office evidence making arrests) and homeless workers living on their petrol stations.

No doubt some of you have strong opinions from a political, tax paying and legal citizen standpoint about that....so stop using them and go elsewhere.

If you ever checked your cameras against my date/time logs to see who comes into this building into flat number 5 .. I wouldn't be repeating myself again...I don't have x-ray vision... I can't see the front of the building because of the direction my middle flat faces so explain to me why I'm listening to their inconsiderate late night noise while I'm trying to go to sleep AGAIN...main front door slamming, his flat door slamming...heavy footsteps on his 'no carpet' floors as though she is part elephant ...remember when I was telling you all of this in private you did nothing about it so I'll carry on shaming you online.... every instance it happens. I don't want to listen to their noise in my home footsteps .....door slamming or anything else!

I live above him ..I have hard floors all across my flat apart from my bedroom... he doesn't listen to me walk across my floor ..they don't listen to me slamming doors every time I go in and out this building I don't let people into my home whose voices carry in the dead of night... who drag furniture across his hard floor... socialising until stupid hours in the morning like he's done before and on a weekday.

You are about to put my rent up by £15 a WEEK.... I repeat again ....and you expect me to continue living above this selfish man who's got away with it for years!! The same one who's continuously letting people into his home at stupid o'clock at night .....with no consideration to the rest of us .....who have work to wake up for ...unlike him!!

How do you know he's not subletting? Midnight and we're listening to him clanging dishes around in his kitchen .... he had all day (because I can hear him in his home throughout the day when I'm working from home paying the taxman to help his benefits to live here for free) to wash dishes but he does it this time of the night! Since day one this man has moved in here he thinks it's okay to make late night noise when the rest of us are trying to rest. And if you ever checked your cameras when I told you to London a Quadrant you would see it's the same people like a revolving door coming in and out of his home every day and this building.

Smell of cannabis coming up through my kitchen again from the male resident in the flat beneath me ..no one else is flat is connecting to my kitchen except for his.. Woodford Police informed again.

This unemployed man has got money to buy cannabis but not to buy himself a pair of slippers so I don't have to listen to his/their footsteps or some carpet.. nearly a decade since he moved in here.

Remember when I was telling you all of this in private via email London and Quadrant for you to deal with it proactively... you sanctioned my liaison's so I'll keep posting all of this online instead!

As per usual another night where we're having to listen to the male resident of flat number 5 let people in and out of his home slamming doors in this building... walking across his hard floor because obviously he's the only one that lives in this building. At 11:00 p.m. odd but obviously as I've told you.. he doesn't have to job to wake up for so he's happily disturbing the rest of our peace and quiet with his selfish ongoings

11:43 why am I having to listen to the male resident of flat number 5 under me... socialising in his bedroom when all of us are trying to sleep? Oh that's right because he doesn't have a job to wake up to and it's us taxpayers who are helping to let him live here... the same ones whose sleep...he is disturbing. Again.

And if you EVER checked your cameras that you are charging me weekly for...you will see when the woman came into this building / his home tonight... banging doors ...walking across his hard floor heavily.. same rubbish... different day.. same resident.

Another night we're having to listen to doors slamming... things being dropped on his flooring with no carpet ...heavy footsteps at 11p.m at night from the resident beneath me... who has someone who lives underneath him ....next door to him and me above.

I'm literally sat in my home gone 11 o'clock at night after doing a full day's work where I'd like to just be able to relax and unwind before I go to bed and I'm listening to someone in his kitchen clanging dishes around like is 5 o'clock in the evening and that's after they've just been in his bathroom banging around in there! Why do I need to listen to someone washing dishes LOUDLY in their home ...from the privacy of mine ...at gone 11 o'clock at night!? If he's going to let people into his home to use his facilities they could at least try and do it quietly! But no.... ro regard, no manners or respect for us surrounding homes!

I'm still waiting for one day or one week of not been impacted by this man's excessive noise at stupid o'clock at night and the people he lets into this building and his home with no regard for the rest of us.

So you're still letting this person get away with his selfishness L&Q ....and when I was sending you date/time logs for you to check against your CCTV cameras that you're charging us weekly for ...you didn't act hence all of this shaming online!

We aren't allowed to use profanity on here so I can't put a review ...that is accurate and fitting!

This Council still think it's ok to have an unsupervised hand car wash at the BP petrol station where residential homes surround it ...who have hired illegal workers (U.K Home came here and made arrests) ...who only earn cash in hand so probably don't pay their taxes and claim benefits on the side. They fix their cars here probably to earn separate sideline cash... have smoked here ....I have all this evidence.

15 years now I've had these people under my home 7 days a week using multiple high-powered vibrating water jets... industrial size hoover the size of small children... shouting ...slamming customer car doors ...customers conversation and kids running around... cars queuing up and beeping because they block up the petrol station entrance and Redbridge Council are the ones who gave planning permission for this car wash to be here over THREE DECADES ago and do NOTHING to monitor it's conduct or ops. ZERO

I have no complaints against me (aside from L&Q fobbing me off, brushing matters under the carpet and then sanctioning my liaisons when I chase for updates/make new reports), I live here with respect/consideration for others including him still, I'm not in any rent arrears and receive compliments from your repair workers about the good/clean condition of my home ... so what am I, I ask again...CHOPPED LIVER... and when I hold these housing people accountable to what they should be doing to safeguard me as a solo female tenant all.... they want to sanction me! They can find money to get lawyers to send me a warning letter with audit content of my message dates, but not to check their own CCTV cameras... or conduct regular patrols here when I tell them to! Yet, they would have someone here on my doorstep in a heartbeat.. if I was in any rent arrears.

If in your next reply, you want to MAKE AN ASSURANCE that you're going to move me out of this building somewhere else at full cost to you ...I'll email you in person VIA A SPECIFIC REHOUSING DEPT..until then I'll carry on making everything public online.

You don't get to take my rent money, put my rent up AGAIN this year and by £15 A WEEK, sanction my liaisons... have me continuously being subjected to this ...and get away with it.

Instead of finding a way and making it policy to fast track irresponsible tenants by actively gathering evidence or at least putting people on a 6-mth/probation (and extended if needs be/evidence proves) when you first issue them with a tenancy, instead you have good people who don't cause any problems for others being subjected to some disrespectful irresponsible residents... his windows are rarely open prob' to mask what he/they are smoking... I've heard his smoke alarm going off numerous times in his living room where I presume he attempts to smoke and explains why when I was reporting to the local council about his late night noise I always heard him/his friends being gathered under my bedroom, in his ....how do I know when to genuinely flee this building because it's a real fire?

I can't even be bothered to list all of the evidence I have taken about what is not being done regarding our grounds .. cleaning.. maintenance.. and non-residents still using our private car park.... and a resident parking their work van here and probably taking up another space with their personal vehicle. I have tried working with you amicably in the past ...I have had reassurances from J Marius then Asst Director that I will not have to continue repeating the same issues of irresponsible residents and ongoing shoddy maintenance/upkeep of our building and surrounding grounds/parking and here I am in 2024 doing so!

ARE any of you CONSIDERING the toll this is taking on my MENTAL HEALTH or EMOTIONAL WELL-BEING?

When I first took up occupancy here you KNOWINGLY housed me next door to a diagnosed schizophrenic heavily-set, 6 foot+ male tenant who eventually attacked me in my own home by pinning me against the wall **shock of which, made my urinate myself and I was placed as a top priority to the police attending** ... and that was after he kicked my door open evident from his massive footprint that the police took dusting evidence of... and even prior to all that incident, him ranting in my face (saliva included) when I came home from work one day - accusing me of something I did not do; was never proven or upheld by either you or the police - literally reaching the top of our stairwell steps so all it would have taken was a shove for him to push me backwards (I didn't know at the time, but he had ongoing harassment claims from existing tenants before I moved in - YOU knew though - and one remaining resident who still lives here now was moved from flat 4 to 6 to get away from him) 3 residents later ...I had intimidation and threats from the young female resident right next door to me who from day one she moved in here didn't show any of us residents in this building or the opposite homes where her flat-faced, any consideration with her late night noise/rowdy friends/cannabis smoking & selling by some man she let move in until I reported that, putting me at risk...and my evidence of her recorded intimidation captured on my phone was also upheld by the police who matched it to her voice.

What's next?
Who else are you going to let try to intimidate or threaten me because I'm a female living here alone... if I was living with a man built like the Hulk you think these residents would be treating me like this?

Last night I had the smell of cannabis coming up through my kitchen AGAIN ...I'm on the top floor - no one else's home connects with mine - from the male resident beneath me who I've got ongoing antisocial problems with... the one who's unemployed.... the one who my taxes when I go out and do my job is helping pay for his Housing Benefit etc to live here ...so I've told the local police again and reminded them that you are our landlords letting him get away with it!
I had to have someone from your repairs team come and seal the cracks under my bathroom toilet recently where the smell was also coming up from his home (us middle flats have no windows in our bathrooms and NO ONE else's bathroom is near mine except for his... so it doesn't take MI5 to work out where the smell is coming from) but I can't get them to do that in my kitchen cupboards without them ripping the whole units out. So you are out of pocket L&Q because of his antisocial behaviour!
This is why I am continuously shaming you online because I've given you chance after chance after chance, yet you expect me to continue repeating the same things about the same people and then you have the audacity to sanction me as though I'm harassing you .. when I'm giving you my rent money timely every week... you are quick to hold people to their tenancy agreements but you don't do the same regarding your obligations to us.
Contrary to what you may think about me being some trouble maker who's constantly in contact with you ...this is EXHAUSTING for me and I have better things to do with my time. I am not getting any younger and I have these fools living around me ..one overlapping the other... or at times previously, simultaneously.

And so the antisocial behaviour inconsideration from the male resident who lives beneath me continues just like the last 8/9 years because he knows he can get away with it ...we've still got people using our car park who don't live here because London and Quadrant insist on retaining the services of a Parking Management Company who don't 'manage'... the amount of times I have alerted them to cars using our car park here all they do is issue fines over and over and it doesn't PREVENT people from using our car park which is what we actually need a Parking Management Company who prevents people from using our parking spaces because there are now road restrictions... so if we are forced to park there ...we get fined.

And the same landlords are trying to put my rent up by £15 a WEEK on top of last year's increase...and we still have no lighting in our main car park (which compromises my safety as a woman) has been five or six months now!

We've had the same main front door for the 22 years I've lived here with the same rubbish lock... we have no video intercom door entry system... the cleaning here is still shoddy... the building and grounds is looking more rubbish.. every year that passes.

My rent is about to be increased by almost £16 pounds A WEEK....but I can't even park where I live because London and Quadrant insist on using a Parking Management Company who don't **prevent** people from using our private car park just fine them and goodness knows what they do with the money they make from that ...so they are as useful as a chocolate teapot. So I have to possibly be fined by Redbridge Council for parking on the main road and have to lug my shopping to the main door and up flights of stairs. And I've literally watched one particular culprit park up and leave his car in our private car park again today, still parked here now.

We've had no car park lighting or lighting outside of our main front door since October last year but they are putting my rent up for things they haven't even been doing for the previous year!

Last week I listened to the cleaner strategically standing in our stairwell where there are no cameras covering that area... on a private call.

And this is why I continue to put posts on here to shame them ....when I used to communicate all of this to them I was told to watch my tone....or I'm messaging them too much and the rest.. so I'll carry on shaming you online London and Quadrant!

My brother who lives abroad has spent over £70 on calls trying to speak to someone at TSB regarding verification codes for him to check/access his bank account.... not being sent to his mobile international number!

Another day I'm listening to this child in flat 5 running amock shaking the walls of my home and London and Quadrant wonder why home is riddled with cracks and when they see this post they'll tell me to do the same stuff but yet they havent even responded to my email from the other matter!

ANOTHER eve & night I've had to listen to the male resident under me in this small building of 9 masonite flats have a small child run up and down ...jump.... shake our walls... drag furniture across his hard floors.....ALL night.... he was still running around that flat at 11-12 o'clock at night.... why is a child of that age still awake at that time!? ...he has been here all week it is not his child it's apparently his grandchild as that's what he told L&Q V. Charmont about 7years ago when I complained about this very same matter ... now the child is 7 years older and 7 years heavier .....L&Q have spoken to him about this before and now he's started doing all over again ...when I give them evidence about date and time logs so they can check the CCTV cameras that they are charging us all for WEEKLY... they don't do ANYTHING timely ....they accuse me of not giving them the evidence that they need WHICH I HAVE DONE SOOOOO MANY TIMES HISTORICALLY AND HAVE EMAIL EVIDENCES OF.... so we've had to spend another night listening to this child who has special needs issues (which is not his fault but it's certainly isn't mine!) is highly disruptive running up and down the whole length of his flat for the WHOLE night.. jumping around because the male tenant resident can't control him.... and we are a building of one bedroom flats so any children saying in this building are supposed to do so with respect for other people .....oh no here we are again with him getting away with his rubbish in 2024. London and Quadrant won't move me .....they won't move him and now this is affecting my mental health and I am now on antidepressants so let's see what waffle response I'm gonna get from their team again ....they keep telling me email them with trustpilot in the subject line when I do they don't do anything about it and this is why they were on ITV News late last year!

I work full time and I pay my taxes this man who lives in the flat underneath me is unemployed doesn't have anything to wake up for so it's highly irritating that he keeps me awake at light with his late night noise that I've had to involve Redbridge Council.... smokes cannabis smell of which was coming up through my home and no one else is flat connects with mine ...so I've had to involve the local police and my taxes are paying for him to live here through his benefits and this is how he treats us residents who are helping him to live! There's a vulnerable person a solo female just like me ...who lives underneath him who never speaks up about his behavior probably because she's too scared.

So he just gets away with it over and over...
and even as I'm typing this the child is still here because he has stayed here all week and we're still listening to his disruption. I have worked all week and I can't get to have any relaxation thanks to him but my taxes are paying for him to live here!

I've been a resident here for coming up to 22 years and have zero complaints against me.... do they do anything to support me.... no all they care about is me inconveniencing them with my messages so I'm sanctioned and have solicitors letter sent to me putting me in my place while they let culprits who are the root cause of the issues gets away with it over and over....
and don't even get me started on the state of our building and grounds we pay weekly to have maintained...I'm just taking continuous evidence to submit to appeal against my inevitable rent increase again this April.

The l&q senior I've made clear back in September that I wanted their conduct to be investigated... totally ignored... so this place has got the time money and energy to have solicitors send a stern letter to me (which contained lies that I can prove) but not to deal with the evidence I've been giving them ongoing for years about the same people and the same rubbish!
