I'm a potential 1st time customer and…

I'm a potential 1st time customer and yesterday I booked a virtual session to view the sofa range for 12:30 today... waited over 5-mins for someone to connect no one did ....connected to the online chat which then disconnected me so I'm done wasting my time.

Check your CCTV cameras London and Quadrant and see who just came into this building and into flat 5 and why I'm having to listen to their late night noise again... while I'm trying to go to sleep. Doors slamming ...loud voices...loud thuds/footsteps... usual that I've reported to you god knows how many times!

No regard for anyone else living in this building, under, above and next to his flat.

While it continues so will my complaints to you and authorities.

Day after... 16:18 check your CCTV camera listen to the sounds that you have told me that it captures and see the male resident at flat 5 leaving the building going into his black Ford hatchback car... slamming every door on the way! Because from the day he first moved in here to now.... he still has zero respect for other people living in this building.

Thanks for finally issuing a letter to…

Thanks for finally issuing a letter to all residents here about whoever or their guests leaving our main front door (never changed in the last 22+years) unlocked.

However it still begs the question given it was going on chronically for numerous months, why site inspections never detected it and addressed ...before I had to put a post on here.

And since you haven't been supporting me with ongoing antisocial behavior about the person underneath me going on in some way shape or form for goodness knows how long, the local police have (again) and have sent me evidence they have corresponded with him directly and I'm sure via the site inspections you would have noticed by now the posters they have put up on the walls to the point of the first floor.

I remind you London and Quadrant when I was keeping all of this private on emails you wanted to chastise me and sanction me, what you fail to realise is you have me repeating the same things year in and year out so I'll continue putting posts on here so everyone can see.

Why should I speak to them if you're not

Why am I still expected to smell the dirty cigarette smoke coming from flats 5 and 2 from my open windows London and Quadrant.... I told you before.... since they enjoy smoking so much... tell them to close their windows and inhale their own dirty fumes!

18May... another warm day I'd like to have my windows open without smelling their dirty cigarette smoke coming up into my home...both of their kitchen windows are open and either both of them are smoking or one of them.

And it's happening again today 21May... why should I speak to them if you're not!

Whilst we appreciate this is annoying for you sadly, we're unable to prevent this from happening.

It is not illegal for our residents to smoke cigarettes within their own home, garden, or balcony and this wouldn't be seen as anti-social behaviour.

Likewise with the opening of their windows, we're also unable to prevent our residents from opening them.

We appreciate this may be disappointing news for you and we recommend you speak to your neighbour in person and come to an amicable solution.

And STILL

Once again this woman who comes into this building late (check your cameras at 10:15p.m approx) at nights, into flat 5... walks across his floor as though she's half elephant ...still shows us surrounding residents little or no regard and I still have to go to my bed most nights with them using the bedroom to socialise instead of their living room, while I'm trying to sleep.

How come I live above this man and he doesn't hear me walking across my floor and I have hard flooring everywhere apart from my bedroom?

Whose name is on the tenancy here his or hers... so who is responsible for letting people in and out of their home? And his intercom buzzer doesn't go off when she's coming in so he's either coordinating and letting her in or she has a key.

It's always obvious when she is here because the noise levels increase...banging... loud thuds ...dishes clanging late at night ..I'm sick of it!!

So here's yet another post l&q for you to claim ....that it will be looked into ...yet again. But still it continues most nights.

Main front door store being left unlocked

IF you have written to all residents in this building telling them to stop leaving the main front door unlocked .. then it hasn't been effective.

So I hope the person doing it... soon has their home broken into here... then they will learn the lesson of making sure that front door is locked properly. If it's my home broken into ...you'll be hearing from a lawyer on my behalf L&Q.

Another day people who don't live in…

1.
Another day people who don't live in our building are using our private car park... I literally watched the man park up and walk to the building estate across the road from us.

So well done for keep retaining the services of a Parking Management Company who does nothing to PREVENT people from using our parking spaces given we live on a road with parking restrictions now so when we can't park here as residents and some of us PAY out of our pockets to live here... we can't even park on the road without being fined by the council.

Same ole late night noise we're expected to overhear from our flats/bedrooms.

Almost £16 extra you are making from me A WEEK with jack support for ongoing anti-social behaviour...shoddy/irregular cleaning (which is why the previous logs have been removed from the communal board to hide evidence of wks with no cleaning here - yet we are being charged weekly)...insecure/not changed main front door for over 22yrs... and more.

Both of the residents in the flat…

Both of the residents in the flat beneath me and on the ground floor smoke ....I don't want a smell their cigarette smoke coming up through my open windows London and Quadrant... the one at flat 5 right under me who you've been letting get away with is inconsiderate rubbish for almost a decade and the woman who lives at flat 2... you tell them to keep their windows shut and their dirty cigarette smoke to themselves.... if they want to kill their lungs and the NHS when their health fails them ....don't involve me ... since they enjoy smoking so much let them keep their windows shut so they can enjoy their nicotine smell to themselves.

Just like you need to remind everyone in this building and their guests to stop leaving that main front door unlocked ... the same main front door that you have not made any improvements or replaced in over 22 yrs given we've had attempted break ins here in the past...

and now that the weather is warming up I also don't want to smell her at number 2s cat faeces from the garden in my home cooking in the sun when my windows are open... for another year.

I have the right to have my windows open to have some air circulation... especially since I'm in a flat that has no bathroom window.

And late last night was yet another, I had to listen to his/hers conversations under my bedroom from theirs at flat 5, whilst trying to sleep ..instead of him using his living room if he wants to socialise late hours. And if you ever checked yr CCTV cams you're charging me weekly for, you'll see who he let in his home again and when...only a few weeks back and whilst I was recovering from major surgery did I tell you that I was forced to sleep in my living room... to not hear their noise!

Another late night we're expected to…

Another late night we're expected to try and get to sleep, listening to this man socialising in his bedroom at flat 5 ...instead of his living room!

As of Apr, for an extra £15+ a week...and the rest, already reported about the state of this building and grounds.

Check your cameras once again London and Quadrant so you know who's in flat 5 AGAIN ... and why my walls are shaking and home is vibrating from their excessive noise... AGAIN

Like I said I'll keep putting these reviews online because when I was sending you these logs in private you took issue with it. Here we are in May 2024 still letting him get away with his inconsiderate rubbish.

04 May 14:32.... usual excessive noise rubbish coming from flat number 5 again.

15:40 check your cctv cameras and see who's back in flat 5 causing more excessive noise for the rest of us in our homes.... to hear...again.

RESPONSE:
"Fantastic team"... that's questionable and yet again you're referring me to an inbox with Trustpilot in the subject line when I've still had no response from the one I sent months ago but never mind the local police have reminded him about antisocial laws. Since you have consistently failed to support me historically and to date.

23:53...ONCE AGAIN

23:53.... another Sunday night that I'm going to my bed having to listen to loud voices....thuds... in the bedroom beneath me from the male and female. That's on top of their loud footsteps ...noise in their kitchen and doors slamming ...since 10p.m. As per usual, no regard for the rest of us living here who might want to be asleep by now!

Once again.

And the same thing the very next night 29th... and your cameras will clearly show her coming in this building late at night.

Once again check your cameras and see…

Once again check your cameras and see why my walls are shaking again (13:40).

And why have all the previous cleaning logs been removed off of the communal board (that I instructed London and Quadrant to put in place some years ago everyone reading this because just like I am still reporting in 2024 cleaning was not being done regularly but we were being charged weekly fees for) so you can hide the evidence that we didn't have any cleaning done here for over a month!? Put them back.

Main front door left on latch/unlocked

I left a note on the main front door telling people to stop leaving it unlocked/on the latch (this is being done regularly and probably by the people that flat 5 continues to let in and out of his home at all hours) because we've had attempted break ins in the past... someone has torn it down and it's now on the floor...write
to residents except me, to address.

I remind you like I have numerous times in the past, that door not closing properly/being faulty or being left unlocked, compromises my home contents insurance agreement.

Why once again, are we paying for cleaning not being done?

The last cleaning logs for this building and clearly evident from the state of the stairwell area, is 21March but I'm being charged almost £16 EXTRA every week for ongoing antisocial selfish behavior from a person and his guests beneath me and the shoddy state of this building and surroundings.  Great!! When I used to tell you all of this in private London and Quadrant you took issue with it so I'll make sure everything is public.

Are you going give me and others here WHO PAY RENT FROM JOB EARNINGS - NOT BENEFIT CLAIMERS, money back for my weekly service charges with no cleaning?

Shall I post a email from J Marius who told me that I wouldn't have to keep repeating the same stuff like I did to her and the previous ones before her. I am the reason why there's even a log posted on the notice board that didn't exist before I asked for one, but here I am still repeating the same stuff to you that I did years ago ..but I'm the problem?

You claim you use the rent money we pay you to make improvements, I still don't see evidence of that... we've still have the same shoddy main front door and intercom system that we had when I moved here 22 years ago.

*23 Apr... finally cleaning is done here but why are you charging me weekly fees when they're not cleaning here regularly again L&Q?

Like I said ....here I am in 2024 repeating the same stuff I've said to you historically across 22 years.

I followed all their online instructions to get my cashback and here's their response when I chased for my conf emails

They do this a lot... when I use my points balance I'll close my account and use another cashback provider who values their customers instead. Not one who doesn't even ask I.T why their systems are full of ..

"This email is in regard to the recent conversation that you had with one of our advisors regarding Moonpig and Goldsmith missing points.

After investigation, we could not find any footprints of you making the purchase by going through Nectar.com website. As per the policy, you would need to visit Nectar.com and then search Moonpig and Goldsmith from Nectar and then make the purchase. Only then you will be eligible to get the points.

Unfortunately, this time we would not be able to allocate any points for these purchases."

12:05a.m. check your cameras and see who (female) has just come into this building and his home once again at these late hours causing disruption for the rest of us to hear while we're trying to sleep! Doors being close heavily ....heavy footsteps and unnecessary loud noises while we try to sleep.

Thanks again L&Q...all for an extra almost £16 a week!

15 Apr 23:53p.m. everyone in this building just heard the excessive noise coming from flat 5... yet again ...while we are trying to sleep...including who just rang the his buzzer that you'll clearly see on your CCTV cameras L&Q... the same cameras you're charging us weekly fees for. You wonder why you're getting regular complaints and why I'm posting everything online it's because you allow this selfish inconsiderate behaviour of those he let's into his home, to continue. On top of what he has already got away with.
Why should I have to sleep in my living room to get away from their noise while recovering from an operation and with a lower back condition ...I'm 49 ....I'm too old for this ongoing rubbish... an unlike him, I have a full-time job to do and wake up for. That's how I pay you my rent that you're now getting an additional almost £16 for a week!

Everything I said about the flat…

Everything I said about the flat beneath me ...going on again now.... as the cameras that I'm being charged weekly fees for AND AS OF 01 APR ALMOST £16 EXTRA A WEEK...will show who he's let back in this building and his home again. I still don't have x-ray vision... my flat still doesn't face the front of this building for me to SEE who's coming in and out ..so how else do I know if it's not for me HEARING it in my home...while I'm trying to relax from my working week!! Blah blah blah!

The same snr manager who found the…

The same snr manager who found the time, budget to have a solicitors letter sent to me with legal threats/court warnings and audit logs about my correspondence with them regarding outstanding matters and them failing me as a tenant, has emailed me. The same person, per that letter instructions that I made it clear the same day I received it that I did not agree with it's contents/to appeal... and she chose to ignore that email which I still have evidence off in my sent items, is now trying to correspond with me... why... because of these ongoing public posts?

They complained when I corresponded with them, reminding them about what I have already repeated to previous snr managers who assured me I would not have to continue repeating the same observations or matters and now because I'm making all public, she's reaching out to me. After the diagnosed schizophrenic male heavily set 6 foot+ (who they knowingly moved me next door to) attacked me by pinned me up against the wall in my home per the police report ...they assured me I would have responsible/warned tenants move next door to me ...3 tenants later ...not the case, also involved the police with upheld evidence of my report. So far so good with the current one but that's just because he's a decent human being.

None of them care about the ongoing toll on my quality of life or the mental health impact of having me living next door to/above irresponsible selfish residents. Who actually thought it was okay to let people into his home in the dead of the night until early a.m. hours including week days...socialising in his bedroom where they were obviously smoking because the smoke alarm in his living room goes off if they are there.

If you stand up to this "charitable" Housing Association with damning evidence ...they put a target on your back.

Given I am recovering from major surgery, I have more important things to do than read content which is probably more repeats, chastising me for these public posts or deflective excuses.

Another day I'm working from home and…

Another day I'm working from home and pay taxes that help for this unemployed man to live under me... while I have to listen to the people he lets in and out of his home every day to use this facilities ...with no regard for the rest of us when they're slamming doors dragging furniture walking across his hard floor heavily and the rest! Don't believe me ..check your CCTV cameras that you're charging me weekly for and as of 01 April.. an extra almost £16 a week!!

Another day our main front door.... the same one that London and Quadrant hasn't replaced in over 22 years ...is being left unlocked..... probably by the people he is letting go in and out of this building and in and out of his flat using his facilities when we've had attempted break ins here in the past...

well hopefully it's his home that get broken into and if it's mine I'll be suing you London and Quadrant for breaching my home contents insurance agreement.... just like I've repeated to you about 20 times previously!
