Response: thanks Chris for the reply. Regarding the mention of damp staining in E7, this is generic guidance regarding decorations and does not offer a view over the property itself. This is the primary point of my feedback - the report contains too much generic fluff that aims to provide the implications of certain things, such as the implications of damp staining, which I could just as easily research if there were an objective assessment. If you zoom in on photo 16 (E5) and look in the corner above the lamp, you'll hopefully notice there is actually some damp staining that we've noticed since moving in. The guidance from RICS explicitly states that a surveyor may use a damp meter. We've used one since moving in and identified an entire body of standing water in the suspended floor void that has been sitting there for several months as determined by a bacterial biofilm that's developed on top.
You've certainly provided a service that we've paid for, but the result of that service is disappointing. At the end of the day, it would've been cheaper for me to hire a damp surveyor, an electrician, a gas safe engineer and a plumber to do some checks while performing the visual inspection myself with my own borescope and damp meter.

My partner and I recently purchased our first property that is a 1960s build consisting of suspended flooring and brick. We paid for a level 3 survey given the age of the property and, frankly, we couldn't be any more disappointed with the survey now that we've moved in.
While I appreciate a RICS house survey is visual only, there are many elements that were completely overlooked which we have observed since moving in. Many of which were in plain sight. The most notable being damp staining on the paintwork, shoddy joinery and poor fittings.
The vast majority of the report consisted of generic guidance that highlighted the risks of damp, poor seals etc, rather than detailing the actual condition of the property with regards to those points.
These are things we certainly could've also identified in multiple viewings, as our time was limited in each viewing, but I did have a degree of trust in a surveyor calling these things out based on a several hour inspection. According to the agent, they weren't there for a long time.
This service was a complete waste of money and in hindsight I should've performed the survey myself as this report called out nothing we didn't already know, while making no mention of the things we were oblivious to.

Alan Winn saved us from making a catastrophic financial error after discovering significant subsidence and signs of movement of the home.
ADVICE TO ALL OTHERS - GET A LEVEL 3 SURVEY, ALWAYS.
This was despite direct questions to the seller and estate agent previously who denied this in its entirety, despite their being clear evidence of recent repair works.
This man likely saved us from financial ruin and is worth every penny, his report was incredibly through and detailed and the turnaround was in a very reasonable timeframe.
