Dishonest wrongdoers

Emh homes are a dishonest, immoral and irresponsible organisation who feel no shame in consistently failing to meet their legal obligations.

They demonstrate no care or concern for the health and safety of their tenants. An analysis of all of the genuine reviews submitted prior to May 2025 can attest to this.

As someone who has had the misfortune of dealing with these wrongdoers, I have personally experienced and witnessed their incompetence and persistent service failures at every complaint stage and level of their organisation:
Housing Officer, Customer Service Advisor, Complaints Resolution Advisor, Customer Voice Manager, Head of Communities, Head of Delivery - Reactive and Void Repairs, Delivery Operations Manager - Reactive Repairs, Director for Community and Customer Service, Group Director of Property, Executive Director and Group Chief Executive. The one thing that remained consistent throughout was the substandard service, atrociously poor handling of complaints and the persistent failure to address serious issues brought to their attention.

Emh's CEO has an OBE for services to housing and has been appointed to the Regulator of Social Housing's board. Any tenant who has been forced to endure the atrocities and abhorrent practices that occur under his stewardship will recognise how sickening and contradictory that is.

The organisation needs to be properly and thoroughly investigated with the consultation of real residents with firsthand accounts and experiences of what is actually going on.

Customer service was excellent resolved any issues I brought up and very friendly, they would inform me with all the follow ups or appointments or even checking to make sure it was done which is very helpful so all in all very good. When I brought up any issues it was resolved ASAP then they would contact me to sort it out or make appointments.

emh group has since expanded to offer housing and support services for individuals with learning disabilities and those in later life. They provide a range of services, including supported living and floating support, tailored to individual needs. emh homes, part of the emh group, was initially established in 1946 as East Midlands Housing Association (EMHA). It was founded by a small group of homeless ex-servicemen, led by Peter Elderfield, with a starting capital of £39 and 10 shillings. The organization was formed to provide affordable homes for ex-servicemen after the war, according to the emh group. Since then, it has grown and evolved to become one of the largest providers of affordable housing and care & support services in the East Midlands.

Fantastic job by EMH

EMH was fantastic throughout the change of kitchen. From the day Lorna came round, so we could choose our kitchen colour, worktop, flooring, paint colour and layout. We knew we were going to be fine. The guys arrived on time to completely rip out the old kitchen and were done within an hour. Next came the plasterer, who did a fantastic job. The electrics were completely changed next. My star of the refit, was Adam the kitchen fitter, who not only did a great job in the scorching heat, but also kept an eye on my tortoise, giving him water. The flooring was fitted and the room was painted. After some snagging, the guys cleaned the outside of my white goods, before refitting them for me. All in all, a great job by the whole team. Thank you EMH.

Liars!

This is now the 3rd time I am leaving a one star review for this disgusting company! In the 3 months since I lost my dad, this company has made our life an absolute misery. After messing up the tenancy they are now stealing money from us, accusing us of not paying rent when we have, lied to us about giving us compensation for the 1st mess they made, and refused to listen to any explanation given to them and to top it all they have now lost the rent form they were sent 3 months ago. How much more do we have to put up with from these repulsive individuals. We have everything printed out as proof, and they are still treating us like filth. Do not rent from these foul creatures, they will lie and lie about everything!

Communication no empathy no understanding and no commitment promises

You arrange a gas service and they don't turn up we re-book you don't turn up we re-book you don't turn up then you threaten somebody with an injunction. I would love to see this injunction and how it would turn out and we have evidence of being in the property on free occasions and you're not turning up. Be kind if he was to give some thought on how your threatened actions may affect one's mental health.

I'm an emh resident

I'm an emh resident. And everytime iv had a problem. The the ladies on the phone try there very best to get the problem sorted out as quick as possible, there very polite and professional. The properties are in good condition and looked after . Also rents are affordable. 10 out of 10 to emh and all the staf

Your kack of respect over profit is a joke.
I built a huge garden. WHY,
Because the DWP system made me homeless.
I wanted to help supply food banks.
You came, I told you what I wanted. If you don't hear back after 7 days. Go ahead,
Well 3.5 years after I'd had built what I'd asked, you then started to tell me, iv 10 days to take down. What took 3 years to build.
DO YOU REALLY NOT GET DOING GOOD, IS A GOOD THING.
4 . 3 MILLION PROPERTIES. that's the reason you font give a f....
You change area managers like I do socks,
So nothing ever comes back on your company. You deny everyone on any repair, fault. Or neighbour issue.
YOU STILL STRIP PROPERTIES. BUT YOU TELL THE POWERS.
Time your paid for the land fill. And excessive costs you pass on to new tenants, having to put a value new shed back. After your sub contractors take, put on eBay. Then new Tennant has to replace.
DISGUSTING.
Thus I hope our local light weight council will read.
But for fun I will copy and paste.

EMH - No Respect For Freeholders!

I am a homeowner, I live in a mid-terraced property, my neighbour is an EMH tenant. In February EMH arrived to externally insulate her home. The first day one of their contractors threw a piece of wood from scaffolding that hit my car, the second day a piece of down pipe from her property, landed in my back garden. It’s a foot long and weighty. I complained to EMH. The next day they removed, from my property a down pipe that served mine and my neighbours roof. There was no warning, no consultation, no discussion about when or how it would be reinstated. Four weeks later it was clear the intention was to relocate the down pipe on my neighbours property. That left me with a patch of unpainted render and and stripe of white paint on my property. They suggested having two down pipes adjacent to each other, an offer I refused (neither I nor their tenant wanted this ‘solution’). They refused to paint the entire area of the front of my house. In the end I supplied masonry paint for them to apply to the outside of my property (in a six inch strip) - of course, it doesn’t match the rest of my painted rendered property. So I ve been left out of pocket - and now have to pay to have the entire front of my house repainted. I complained, using their complaints procedure. Every issue I raised they found in my favour and apologised, that’s it. I’ve no further redress through them as I am not a tenant. I don’t have the funds to sue them.
My advice - don’t purchase a property adjacent to a house owned by East Midlands Homes!

My heating failed at weekend

My heating failed at weekend. So no hot water or heating. Stayed in Monday, Tuesday, Wed but no one came. Told someone would come today 10 to 1 but now 1:30 and no visit yet. Pheonix gas can't get through on phone to. I have health issues but emh don't seem to care. Pheonix based in stoke but me in northampton and not many engineers and they seem to go home 3pm.

My pump failed last October and only fixed January. 4 times pheonix never came. Now combi not working and pump on all time. Bad install as they pump condensate up into loft

I purchased a shared ownership from these corrupt people. Worse thing I ever did! They lie about everything. All nice when purchasing- then everything changes! Speak to you like you are something they trod in. Their complaints procedures are a waste of time as they just mark their own homework. Luckily after just over three years I sold it. They made me ill. I took them to the Ombudsmen and I won! Even then these bullies tried not to pay out my Compensation that was awarded! The most laughable thing is their CEO has an OBE for services to housing! What joke! To anyone I would advise you go to the Ombudsmen. Just a bunch of legalised bullies!

Worst company ever 9 days without…

Worst company ever 9 days without heating or hot water now and 3 days without shower 65 and 67 year old one disabled one with on going mental health issues. spent 20 hours plus on the phone e mailed also got nowhere dont give a dam about there customers. was promised 2 parts for my boiler were in stock man came out put one part in then told me no other part in stock threw a fit when he lost the keys to his van dragging front of boiler on my lino, was promised heater Friday after finding out that day i could get vouchers for the cost of extra heating
that they forgot to tell me on the fist day spent 3 hours on hold trying to get out of hours to bring the heater was then told i wasnt getting any. been in bed since then as to ill to get up been treated worse than an animal will be getting more advice from ombudsman tomorrow

Would give less stars if I could

Would give less stars if I could, you horrible bunch of corrupt lying rats! How many times can a workman have a car crash? How many more excuses and lies do you want to conjure up, the company needs suing. Making people wait in all day for non existent repairs, who on earth do you think you are! I really do believe council housed people are not even considered as human at this point, vile horrible treatment from everyone involved from the phone workers to the bosses, F the lot of you I hope someone sh*ts in your breakfast !!!!

Emh homes is an absolute joke of a company on the 28th of September my boiler failed and I have been told I have to wait till 1st of October for it to be fixed despite having and 8 month old poorly baby and 2 other children with asthma and won't get my boiler fixed until 8-5 31st of September. And yes I live in one of there poorly maintained homes

Vandalisation doesn't cover this

Vandalisation, fly tipping and abusive staff . You have sent four vans to a block of flats which they are blocking the entire car park then decided not to run to skip instead use our entire front garden as your own personal dumping ground leaving this s*** here since Thursday it is now Monday your staff have basically gave me abuse after asking whether they're going to clean it up . The entire communal area inside from carpets to walls have all got marks dust screws furniture everything dumped here to your staff. It is health and safety and a fire safety violation . If this matter isn't dealt with immediately I will personally make sure every residence in this block sues emh houses

Avoid if you can

Avoid if you can. They take no accountability, ownership or responsibility for anything. Despite having a duty of care, they don’t care. They fob you off, lie and deny and don’t provide a service at all. Not one iota given for any of their tenants and they talk the talk but don’t walk the walk.
