I have purchased my property through…
I have purchased my property through this company in 2019 and still chasing about the land registry.
Only last year 1 of the workers has finally sent the application but still they haven't responded to the land registry for more information required so therefore still my application is not completed.
I'm frustrated and don't know what to do because wym legal are not spending to my emails and phone number to contact.
I'm pleading anyone for help on the solution? Please help

They did nothing for 2 months. They resent documents to sign which I had already signed twice. They took more than 6 months to do a simply sale, the vendor, his lawyer, myself and the estate agent were tearing our hair out with the slowness of wym, and their complete lack of response. During this time was not able to reach them by phone once. Their office appears to be virtual. My lower at WHM changed 3 times without notice for no apparent reason. I suspect that each time the lawyer left the company, and the new one had to start again. An absolute disaster - completely unresponsive, slow and uncontactable.

Quite simply the worst conveyancers i have ever come across along with their associated company HMD Legal. No urgency or prioritisation. Difficult to get hold of by telephone and don't reply to emails. The knew that the chain wanted to exchnage so people could book removals but insisted on making it difficult, so we had to exchnage and complete on the same day. To add insult to injury, they did not instigate the exchange at the beginning of the day, so exchnage took place after 1pm with then completion later. Meaning my elderly clients were still moving their possessions in at 8/9pm at night. Please do not use this company. You will be disappointed.

First time buyer
It has taken me over a year to get a review together, where do I start? Right from the word “go” I had nothing but terrible service from WYM Legal.
At the end of August 2023, I had a welcome call from “Roxanne”. I then had to chase up what documents were outstanding to be told that they were awaiting ALL of the initial documents – why did they not tell me this?
I then had a “Tazmin” advise that my giftors ID were required, then a “Cherine” requested a memorandum of sale from my estate agent.
At the end of September ’23 I had another welcome call from a “Danielle”.
Cherine noted on the portal that my giftors needed to complete an ID check – I already knew this? Cherine then noted they were waiting for one of my giftor’s ID to be verified, then confirmed all documents had been submitted and that my case had been assigned to a “Wonu” AND “Mohammed”
Beginning of November a “Beth” returned my call?? She then emailed me 4 days later advising that my proof of funds were in the “process of being signed off” after I had sent them over, however, I then had a call from an “Emma” (who are all these people??) advising that we would have a weekly call and that she will send proof of funds request over… I thought these were already in the process of being signed off??
All while, the seller of the flat I am buying is extremely flakey, causing me stress over whether he’s going to pull out of the sale as my side are taking too long.
I emailed Emma asking why I needed to send proof of funds over again after receiving an email to say they were in the process of being signed off, she replied to say she couldn’t see my proof of funds on file and that it may be that Bethany had it saved but they didn’t have access to her files/inbox as she had now left the company?? (I sent my proof of funds over on 26/10/2023, this last email from Emma was on 16/11/2023!)
On the 24/11/2023 I had an email from Sarah (seriously?? Someone else??) saying she would be reviewing the proof of funds “the following week”… wasn’t this already being done?? Then had a note from Emma on the portal saying I had called re proof of funds and discussed this and asked for them to be reviewed – again, wasn’t this already being done?? “Steph” then left a note (I’m losing count now) saying she spoke with “Ghazala” the team leader who has “confirmed proof of funds have been signed off”. Emma then advised she would be leaving so she has to reallocate my case… I worried that the same thing would happen that happened with Beth, that any documents etc I sent over would only be accessible on Emma’s account??
I was growing increasingly stressed and had a solicitor at my company contact WYM, flagging up my concerns and requesting an answer as to why there has been such terrible communication. Ghazala then added a note to the portal saying it shows my proof of funds as signed off but that she herself did not sign them off and would look to review the following day!!
Emma emailed me the complaints procedure, and on 2/1/2024 I chased Ghazala to find out the situation of my proof of funds which she confirmed had been signed off before Christmas!
On 8/1/2024 Sarah noted we were nearing discussing dates and had received my signed contract, transfer and SDLT on 17/1/24
After this entire shambles of a “customer service”, on 11/3/2024 I had a phone call from Sarah saying the seller wished to withdraw and not complete on the sale!!!
They sent the seller an invoice of the deposit plus items expenses x2 which he would have to pay so in the end he went through with the sale.
This has without a doubt been the most stressful situation I’ve ever been in. WYM’s pure lack of communication, horrendous customer service and the sheer lack of motivation to get anything moving to the point the seller had had enough and wanted to pull out!!
Please take your money elsewhere.
Avoid at all cost
Solicitors failed to register my property .Very unresponsive and constantly leaving jobs .During the process of selling my property and buying new one they have neglected the registration process and only started 3 months after completing on my purchase.
The whole experience was horrific and worrying ,very unprofessional to the point that still now after 9 months my property has not been registered ....still chasing.
Avoid this company and people at all cost ,very unprofessional. I would not even give a one star. They deserve 0 due to complete lack of communication and unprofessionalism.

The only reason I am giving 1 star is because 0 stars is not available.
This firm just do not respect their customers, do not keep their promises, do not reply to telephone calls or emails and even when you complain do not respond. I have now reported them to the SRA.
In the replies to the many other complaints WYM Legal asked that rather than posting a negative review they should have sent an email to complaints. I sent an email to them eight weeks ago and they haven’t replied yet.
They might be cheap but in the long run are just too frustrating to deal with.
DO NOT USE THEM.

Very long waiting time to complete this purchase, for unknown reasons from seller’s solicitor side, but we finally managed to complete and WYM was on our side in the whole process
Worse experience ever
I used WYM Legal back in 2022 for the repayment of my help to buy loan.
At the time the process went fairly smoothly.
It's now 2025 and i'm selling my house. My new solicitor has found that although the help to buy was repaid, WYM Legal did not fill in the final form (DS1 form) and send to help to buy in order for the charges to be removed from the title.
I found this out at the beginning of April 2025. I immediately contacted WYM Legal, the lady was helpful on the phone and gave me the details of their post completion team.
I sent them all the information i had, with dates, sums of money etc and they said they would deal with it asap.
Fast forward 4 weeks and i haven't heard anything regarding this. I contacted Help to buy who have said they have not received any documents or had any contact from WYM Legal.
Again i speak to WYM Legal (after calling 42 times with no answer, and i cannot leave a voicemail as their inbox is full). The lady was helpful, but she needs an update from their post completion team.
I ask to speak to a manager or the post completion team, but i am told i cannot speak to anyone as they do not have a phone line.
I am now the only party in my chain that is holding up the completion of contracts and WYM Legal could not care less.
I personally would never use WYM Legal again or recommend them to my worse enemy.
It would be quicker to go to university, study to become a solicitor and carry out the works myself.
My experience with WYM 100% use again
My experience with WYM was stress free and every time I needed to find out how the mortgage process was goin I only had to log into the portal that they use for there clients to see how things are moving which gave me a piece of mind showing each stages that are completed. Margaret and her secretary were both wonderful caring and helpful in every way. I was so clad I choose these from a friends recommendation. 💯% to you lady’s I would definitely use again if I choose to buy a new house.
