It seems if you have keys to a property you can just invite estate agents to look and they put it up for sale , why would they not check land registry ? , who owns the property ? , what a shambles of a company does this ?

Liam Smith was absolutely fantastic to deal with from start to finish. When we booked to view what is now our new home, he was incredibly helpful and provided all the information we needed. He was friendly, kind, informative, and had a great sense of humour, which really put us at ease throughout the process.
Out of all the estate agents we met, Liam was the only one who made us feel genuinely calm and on the same level. It’s a real shame to hear that he’s no longer with the company, as he was such a great representative and made a lasting impression on us and was part of the reason why we purchased.

After researching the local estate agency market, when we were looking to sell my dad’s home, Mansell McTaggart Copthorne seemed to be the best solution. However, since putting it on the market in January we have now moved to another estate agents. Although we had an offer earlier in the process (that fell through, through no fault of MM), the lack of effort and communication following this was staggering. No interest, no feedback and they had to be chased on every little detail. Viewings feedback was non existent and my advice to others looking locally for an estate agents in and around Crawley is avoid this bunch. Zero motivation and even less interest!

Asked to view 2 properties on Saturday morning, told them more than happy to attend without them tagging along and the sales person (male) was anything but helpful. made up so many excuses and totally inflexible or helpful I simply advised that his Vendors should know how bad they are AND I would not bother viewing based on how awful my experience was with him.
I sincerely hope potential seller sand buyers heed my warning - why would you turn buyers away? If you are selling ever wondered why you are not getting viewings? Just how low can Estate Agency get?

We purchased our home through the Patcham Branch, and Fenton, was thoroughly efficient. We sold again through Mark Williams, who was Exemplary. Mark was thorough and on the ball from the point of valuation, throughout the viewings and the sales progression. Thanks also to Joanna for her endless calls and emails to lawyers from both sides, some of them pretty unresponsive. We were really pleased with the service received from Mansell McTaggart. They got a really good price for the house. They navigated various difficulties to get the deal over the line. Mansell McTaggart earned our trust at the outset and we valued their transparency. They also went the extra mile in helping out with various things to get the house ready for sale - special thanks again to Mark Williams. We would wholeheartedly recommend the whole Team, including Matt, Fenton (who sold the house to us) George, Bertie, Tom etc.
We have also used Oliver, and his team in Billingshurst and they too were very efficient.

Mansell McTaggart estate agents in East Grinstead were fantastic throughout the process in selling my late father’s house.
I was updated at every stage with the sale.
I have to add Matt Chandler appraised the house realistically in the current market and I sold the house in the first three days when it live on the market.
I will definitely use these Estate Agents again.

We Wouldn't use these again. We were rushed through our property Viewing and wasn't given the opportunity to view the Garage and Loft space to see the boiler, but as we liked the property we decided to put in an offer which was £5000 over the entry price. After we submitted a fair offer based on what we saw of the property, the Estate Agents then looked at our financials and tried to instigate a bidding war amongst buyers by claiming that we were £10.000 lower than everyone. This made me sick and I just found it dishonest. They wanted an extra £10.000 on top of the £5.000 we had already offered. We pulled out of the sale and retracted our offer. When asked why I had done this, I told them that I didn't appreciate there sales tactics, to which they replied "it's not sales tactics it the law" which is Actually untrue. They are not legally bound to reveal the other offers, they just don't want to. When you submit your financials to these swindlers, they will use them against you and try to pressure you into using all of your mortgage amount. It is already very difficult if you are a first time buyer, trying to stump up a deposit and now also the Stamp Duty. These people do not care about this, they are only interested in there commission and how much of your money they can get. Disgusting behaviour. Furthermore I posted this review on Trustpilot and Google and when the Director of the Horsham branch saw it, he posted his reply and purposely posted our identities' out of spite breaching GDPR. When we asked him to remove our names he flat out refused. I deleted the review and reposted it. ICO have been informed.

Absolutely dreadful service
This estate agency is nothing but greedy, with zero care for their clients. Once they've got your money, you're just another number to them. Communication is poor, and they couldn't care less about your needs. Avoid them at all costs.

Took my property on in July 24 and I never got any viewing confirmations for any of the viewings that took place Only when I asked for updates did they tell me “oh we have a viewing tomorrow” but no details about the viewers name or position were ever provided, unless they became an offer. I wasn’t informed about surveyor visits as is my right and part of the code of practice for estate agents and lights were left on for weeks and mail left sat on the doormat.
Because the house was unoccupied, and I live in a different county, it appeared that they didn’t think I needed communication, and that it was acceptable to give me updates only when I asked for them. And then tell me “nothing was ever good enough” when I expressed my frustration.
Two sales were agreed and both fell through- I was told the second sale was being slow because of the searches from the chain below, but after research realised this was not the truth. The council had set up a new system to expedite searches! I assume that it was because the sale was not as progressed as I had been informed upon offer. When I informed them of my findings my communications were ignored.
The sale fell through weeks after.
One lost sale is unfortunate, two looks to be a pattern of poor chain management or due diligence.
There was no hunger to push either sale through or stay on top of the chain, unless I badgered for it.
My house remained off the market for a month whilst the second buyer tried to find a new buyer. When I asked for updates I was met with contempt because “they would be told if a buyer was found.” It was clear that my expectation of some form of update or communication was met with extreme annoyance.
I took the property off the market with them in December 24, and received a very bitter email from their agent.
Since then, they haven’t communicated once with me, not even to send a formal termination letter, or a list of viewings that took place with them, as is required by the code of practice.
They were clear to communicate, however, that should any of the anonymous viewings progress to a sale that a fee would still be liable!
The viewing list was only sent to the new agent and not to me as the property owner. I’m still waiting for it. It’s appalling.
If I were to use three words to describe my experience with this agent I’d say greedy, dormant and caustic.
DISGUSTING COMPANY DO NOT USE
DISGUSTING COMPANY DO NOT USE. We have a new born baby and reported mould at the property. Not only did they say this is an ongoing issue they knew about before we moved in, they refused to send someone out to inspect or treat the mould, putting my baby's safety at risk!
