Abysmal company. They took over the management of my flat and it was terrible from start to finish. Draining and costly. I cannot understand how this company is still in business. In trade magazines their reputation is in the gutter and it's above what they deserve.
Still waiting months for repairs. Apparently water leaks aren't urgent to this company
When chasing repair updates just get told to re raise the issue on their portal again, why?? Just get it fixed
Never has any issue i had been dealt in a timely manner yet they continue to raise my rent in which the communication is quicker than ever
695 market value for a one bedroomed flat above a business who continue to wake me up between 530 and 7am, appalling.
Don't choose to deal with this company, I sadly had no say and if it wasn't for money I would be straight out, they're unprofessional rude and uncaring.

I wouldn’t advise anyone to use this company for letting their property, and this is why!
We were letting out property paying for the full management service, but this fell short of what would be expected.
When John Shepherd took over from Paul Carr. We were in the process of selling the property to the tenant a sale that took 21 months because the tenant was delaying proceedings including changing their solicitor after 4 months into the sale. Our original property manager Emma was good and very professional dealing with everything speedily and accurately; she arranged for us to collect our belongings from the property. She chased the tenants when they were late paying their rent, also emailed us letting us know she had chased the tenant, you felt you had someone you could rely on, unfortunately when Emma left John Shepherd, we were then assigned a different property manager Rajak, that’s when everything went disastrously wrong and we spiralled into a living nightmare for the next 12 months. Starting with late rent not being chased, I had to chase Rajak to chase the rent, and this late rent was getting worse, to the extent that after I contacted Rajak about the late rent, he phoned me to say, as the tenant was buying the house and that the sale would complete soon ( at this stage no competition date had been agreed) he had agreed with the tenant could pay at the end of the month instead of the beginning, so now the tenant was paying the rent in arrears instead of advance, rent was still not being chased so now each rent payment was more than a month overdue, at no stage had we agreed this with Rajak. I think you may anticipate what happened next, Yes, the sale went through mid-month, and we should have been in the position where we give a partial refund to the tenant, but because of Rajak’s agreement with the tenant we were owed rent from a tenant who was not good at paying on time. Not only this they were now the owner of the house so had no incentive to pay the owed rent. Our next course was to go for a statutory declaration claim on the security deposit. I instructed Rajak to go ahead with the claim, this is when I stopped getting responses from Rajak, I contacted his superior Christina and was told the procedure takes time I chased this a few times with similar responses. I checked on the website of the deposit holder and after submitting a statutory declaration claim the tenant has two weeks to respond and if they didn’t, the claim would be paid. I pointed this out to Christina, and again was told it takes time. I then went higher up the tree and Julie contacted Christina and Rajak to get it sorted. At this stage it is 8 months since Rajak supposedly filed the statutory declaration claim, I don’t think it had been filed, and still wouldn’t, if Julie hadn’t have put pressure on Christina and Rajak to get it sorted.
The statutory declaration claim for the rent as a partial claim on the security deposit finally went through and we got the outstanding rent 10 months after it was due, If Rajak hadn’t agreed with the tenant that they could pay at the end of the month things would have been a lot simpler, and failing that if he had filled in the statutory declaration claim when instructed to it wouldn’t have taken 10 months.
The initial contract with the tenant drawn up by Paul Carr stated that the rent would increase by 2% per year, however on the annual renewal Rajak hadn’t negotiated this with the tenant the contract was renewed with the same rent. When I questioned this with Christina, she said I should have asked for the increase before the renewal date. Previously Paul Carr had done it automatically, because of this we missed out on a year’s increase on rent, which we can’t get back.
So you have been warned!

They are the worst. Whatever can go wrong, it will.
They don't communicate, don't care and don't really do their job well in general.
They don't take responsibily and never pick the phone up either.
My review is based on two offices, Birmingham/Solihull.

You manage one in Solihull and you managed one in Bham until a few months back. But since I got an email from you (personally from you Lily) regarding building maintenance (so you are still involved).
Unfortunately it is you Lily who are not responding to my emails. And the fact that you say you don't manage my properties, it confirms my problems.
In Solihull the service is significantly better (agents are reasonable, unfortunately Emma left who was a very lovely person and helpful), but the email John Shepherd sent recently about a new service that you automatically start charging for if I don't say no, that was very nasty.
I updated my review to 2* because the people in Solihull are much more helpful, but the company is still 1*

I attended a viewing with John Shepherds Letting and initially everything seemed fine. After I expressed interest in renting the flat, I received a link to complete an application on Goodlord — but the process was a complete mess.
My partner and I each paid a holding deposit of about £120, and only after that were we given access to the tenancy paperwork. For some reason we were required to fill in separate forms; we spent three days completing them only to be told a week later (with help from a staff member) to “just fill them in somehow, we’ll sort it out”. My partner’s income is well above the stated threshold (roughly six times higher), and we even offered to pay a year’s rent in advance — yet we were still refused.
The reasons given were inconsistent: we were told the landlord “didn’t want” us, that our documents “didn’t pass,” and that because we still rent elsewhere it was a problem. Throughout the whole week their communication was frankly awful. Our holding deposit was not returned.
One month later the same flat is still advertised on multiple sites and the price has been reduced, which makes the whole situation look very suspicious. From my point of view this process felt extremely unprofessional and raises questions about how holding deposits are being handled.
I would advise anyone considering John Shepherds Letting to be cautious: get clear confirmation in writing, keep copies of everything, and be aware that you may have difficulty getting a refund if the landlord/agent decides not to proceed.

I would strongly advise landlords to avoid this agency. In my experience they provide very little support and seem more interested in collecting fees than actually managing properties. Maintenance issues were handled poorly, and using unreliable contractors whose work was substandard. If you are a landlord looking for a proactive, professional service, I would recommend looking elsewhere.

He helped me receive my parking pass this morning and although he was already dealing with another tenant he still made sure to greet me and ensured that he would deal with me next.
