Seems like a predatory scam, may be legit, but saw no evidence
I applied on November 29, 2023. As of January 24, 2024 nothing went through. They sent a "negligent appraiser" that was Bryan from Somich and Associates, Norwich, NY that devalued my property by at least 30%. Negligent appraiser valued my property less than a recent sold property two blocks away that has 2/3rds less land, house 1/3rd smaller does not have views, is in a depression, and has no stream, and old non-energy efficient windows. He then said to negotiate, that I should show him comparisons and mention stuff he missed, like I should do his job.
(What is worse is that when I went to put my property back up for sale on Zillow, somehow the lower negligent appraisement shown on Zestimate, and not the previous assessments that were $100,000 higher. It is like I am being bothered by a crime group that is devaluing my property and trying to get it cheap or similar, and using Zestimate to do so. I suspect the Klan, white supremacists, and similar. Several credible different realtors gave me an evaluation $100,000 more and that I could sell my property fast. I am using a new realtor in March, and this is a horrible way to start out with lousy appraisal. I am being victimized. I will not sell my property below $269,900.00 as that is low enough, and no horrible people are going to cheat me).
Negligent appraiser left out that I had done a complete gut/rehab and other items. Valued my 1.4 surveyed acres with seasonal spring and brook in back as less than on tax rolls. (Later, when I looked at BBB reviews of Hometap, one reviewer posted that their property was assessed below value and then re-assessed above value via Hometap few years later as corrupt.)
The second appraiser Hometap sent last week had not posted assessment at end of week what Hometap said would happen. Now, today I was told by the end of this week. It was around 10 degrees Fahrenheit when the 2nd appraiser showed up, and I could not show him the seasonal cottage that is around 200 feet in the back due to cold weather, but he could see the outside from a top window of the house. He was not able to look at the brook or land due to the weather. Hometap also said they would have to extend processing for three more weeks. This put me in financial problems because I needed some of the money to pay bills and was expecting it in mid-January 2024. I felt suspicious that Hometap was predatory and trying to get me into delaying payments I need to do, so that they could cheat me somehow. When I called Hometap to make sure the senior manager worked for Hometap as everything is done my phone and computer, I never received a call back.
I had to pull my property off of the market to apply for home equity when applying with Hometap. I live in Upstate, NY, and I am a senior wanting to relocate south for my health and well-being. This was all a great disappointment and annoyance. I am mixed-race female, 60, a member of the under-represented class.
It is possible the Hometap is legit and not a scam, and I canceled my home equity application with them. I could not cancel it online on their website which was strange, so I had to email the senior manager and canceled. I then decided not to cancel when Hometap's Justin called me today (January 24, 2024) and asked me to wait for the 2nd appraisal. Obviously, I feel something is not okay since I have to write so much about this experience. I will update this.
I found this Hometap experience so scary-stressful that I just put my property back on the market on Zillow for $269,900 that went live yesterday (January 25, 2024), as I had it before I had applied for Home Equity. I will sign a contract with a realtor in March. I am trying to find out from Zillow why their Zestimate went down 93% in the past 30 days--it seems suspicious and I being victimized. A nightmare for me, and at a most inconvenient time.
