Review of NHBC

Rated 1 out of 5 stars

Pointless

It’s not really protection, it’s more house developer propaganda to make it look like they are doing more than they are.
My house had over 100 issues, at least 10 significant NHBC breaches. I contacted NHBC to show them all the issues as I thought they may want to know their inspector missed a load of items that will end up costing them money so that person/team needs training. Their response is they are not bothered and it’s the house builders problem. So I pointed out that NHBC picked up two issues on inspection and the developer signed off they were done and they were not. And again NHBC not bothered. NHBC don’t even record what they check onsite, so I do find it funny how can they award site manager and developer awards? Is it who makes the best cup of tea?
Unfortunately it’s what house building industry is allowed to get away with. There is more proper regulation if I buy a toaster from Argos and spread the payments.
NHBC are not actually helping anything, it just another rubbish biased insurance policy.
NHBC can’t be raising standards if you don’t record what you check, follow up on what you find and just say it’s up to the developer. If that’s how it works that’s fine, but change your website and advertising so it’s truthful and reflects what you actually do and how you do it.

Don’t trust them on pet insurance

Beware on pet insurance. We have advanced cover for our dog which includes dental. There is a clause which states that won’t cover a condition if the pet hasn’t had a “12 month check up AND had any treatment recommended, including scale and polish, by the vet carried out within three months of the recommendation”.
So that states Direct Line won’t cover if BOTH those conditions are in place as they use the word AND. My dog has had annual check ups but the vet history shows advice for scale and polish, but the first time a vet told us we had to have teeth out was a month before the operation.
Either way there is clear evidence my dog had annual check ups, which means that condition isn’t met, so Direct Line should cover it.
I’ve spoken to two Direct Line operators who said both those conditions have to be in place for it to be covered. I’ve shown them it’s in the “what’s not covered” section so it actually works the other way around. So both have to be in place for them to not cover. So as there is only one then according to
Their policy it should be covered.
Absolute disgrace, so watch out with your pet insurance as they have written one thing in their document and mean the opposite, but apparently that’s ok and it’s my problem.i will be going to the Ombudsman as they are contradicting their own written policy.

Just gets worse

We have had a lot of problems with the house and the customer service team. One of the directors gave me their business card and said any issues then call. So I called him to explain the current set of issues.
- my garage flooded and they agreed to move a drain, TW moved it to a different position than agreed and it now collects less water so the risk of flood is increased. I’ve asked multiple times how this is ok so I asked for some help
- a simple thing, gas meter lid was damaged, they replaced with a damaged one as fixing loop was broken and their fix was to paint it, which obviously wouldn’t fix a broken plastic loop
- four lots of scaffolding in a year, and I’ve tried to be reasonable by saying sort of the lawn damage after it’s all done. Which they said would be done immediately after the last scaffolding was down, they have at least 4 weeks notice for that, and 3 weeks after still no turf remediation
- I’ve noticed damage to the brickwork on the exterior wall, some possibly is structural but needs to be assessed
They said they would look at it. My next communication from TW West Midlands customer service team is that they wont talk to me verbally anymore.
And that they wont do anything on the drainage or brickwork, not even assess, the wall damage or drainage issue. On the wall their excuse is that I don’t point that out in Sep&Nov last year. I have replied and said their Terms&conditions of their 2 year warranty doesn’t say I can only find issues when a director is present. Furthermore if that’s my only way of raising an issue and TW now won’t come to the house or verbally talk to me then how I do I raise issues. I send an email with photos and explanation and they just say they are not doing anything and I should speak to NHBC, despite me being less than 1 year into their 2 year warranty.
I have raised another complaint, but it feels like the more you call them out on poor performance and service vs their own policies the more they close up and decide the customer is the problem.
Just avoid TW West Midlands and TW in general as my experience of the TW Group team is just as bad.

Edit: if you were sorry TW then you would do something about it, not just copy and paste so your statistics on replying to negative reviews looks good.

Damaged my property and refuse to do the right thing

Just terrible from start to finish. Do not buy from them.
Have taken 10 months to book in mortar remediation. We have bought our own front and back door. We ask them to cover the doors so they don’t get damaged. They don’t cover the doors, it’s damaged. They said they will pay for replacement. I give them the quote and all of a sudden they will only pay for the handle and quote NHBC standards which are not even relevant as it’s my door. I push back and now they say they it’s my fault for opening the door. We opened the door to tell them to cover the door. I have cctv of the damage happening and they still won’t for the right thing.

Update: Taylor Wimpey, I haven’t said which region it is, how do you know which region to pass it to? Or is this just a standard reply you copy and paste?

Update 23 May: they have emailed to say they won’t fix the damage they caused to my personal property, despite it being on cctv. How is that doing the thing TW as you advertise??

Don’t buy from TW West Midlands

Bought house from TW West Midlands 1 month ago.
Luckily had a professional snagging company and have spent days myself checking the house after we realised how many issues there were. The defect list is over 150. Damaged floors, damaged kitchen worktop, plaster and paint issues in every room, 42 points of damage on the stairs, 2 leaks, 2 sinks not straight, damaged toilet, damaged sink, 2 damaged towel rails, damaged shower trays, 8 scratched windows, 15 damaged window hinges, damaged chimney, damaged brickwork, render finish has waves, missing silicone, no caulk on top of any internal doors, mould on half of the felt in garage, missing render, 4 missing bricks, broken back door, rusty back door handle, driveway not matching plans.
It’s clear it wasn’t built or checked properly, despite all the statements in their advertising.
