Very good choice

Very good choice, lots to choose from. Some different products from everyday high street or online retailers. Finally got my Tilley hat at a fair price and an elusive Berghaus IA fleece. Prices probably no better than Millets et al so the fiver membership is a bit of gouging.

Roundhill Congleton, food for thought

Still thinking of buying of Redrow? If you are a waverer, something for you to ponder. Over the road on Cranberry Gardens, we have just had our estate managers bill for 2025, increasing 16% over last year and an overall increase of 33% they have been in full control of the development since mid 2022. Apart from the items the estate managers missed to ensure a low tender to secure the rights, now added back in by the way, we now have to pay extra to have the grass verges cut. The verges are for the council to maintain as they are on the ‘to be’ adopted roads, we are still waiting after 3 years of completion. So consider this, you will pay a higher council tax as the VOA set new builds higher, you have unregulated inflation busting Fleecehold charges and because Redrow and Cheshire East can’t sort out adoption, the Fleeceholder charges US to cut the grass verges. Remember Roundhill will not be finished for another 6 or 7 years.

Downhill very quick

Started off so well. Great price for 1gb (optimistic) speed. WiFi 6 router. Installation was a bit scruffy and set up so so. But it worked…well it did. Until an email arrived a couple of weeks ago saying line/equipment service was happening overnight. Not an issue to start. Following morning a few devices needed some TLC to get them back as they were. Now though it is erratic, speeds all over the place and mysteriously some apps won’t function properly but work everywhere else away from the Zzoomm router. How odd? Worse though is as they cannot fix it or have an answer, they have developed a deaf ear. Good job I can bin them after a year. Shame really.

Unreliable

Not good. Told my delivery was to be between 9am and 11am. It soon changed to 10 to 1400 and the tracking let me see the driver 16 miles away in Buxton, so ok at least on the way. 4 o’clock still no sign but could see the driver in Stockport so no closer. I used the chat page and was told ‘oh sorry the item was not loaded’! Then the next line was when it returns to the depot it will be rescheduled, so untruths starting to appear now. Exasperated at wasting a full day and no apology. Then it gets worse when Arrow claim it was delivered and a signature captured and this is fed to Amazon, while I am telling them if it can’t be delivered I want a refund. A phone call the next day to try to obtain some form of explanation from Arrow suggests the item never left the warehouse as they needed to track it down. Fortunately it did turn up 3 days late…still no apology.

Trust me, if you buy you are embarking on a journey of immense dissatisfaction.

Congleton - Your future development

Still thinking of buying? Just a heads up. Ours is over the road at Cranberry Gardens. If you are thinking of buying on Roundhill you may have a drive around to see how it looks and what you may end up with. Don’t believe what you see on a drive by. It looks pleasant enough, so it should with all the rain! However, be warned, Redrow do not rush the adoption process so if you are an early adopter you are unlikely to see your development adopted by the council until 2040 at least. Think of that, another 16 years of blocked drains, broken street lights, no road maintenance, grass verges left to become weed strewn if even finished as the contractors like to use them for parking, or HGV’s simply destroy them. This is what has happened on Cranberry. A gas leak on the pavement right outside our house. Cadent confirmed it was a bodge job and should not have been passed. Another gas leak two doors down. Two years since Redrow finished, we still have a temporary water feature in the POS, with play area always waterlogged. Drains are still blocked with builder debris. Street lights are still broken, worse still we can’t get them fixed as the council refuse as still not adopted and Redrow are refusing to fix them too. FIVE years one of them has been out! Think if that when you are maybe thinking of buying. And if you do and you have children and think the proposed school will be handy, just hope Redrow don’t build it. They are not even a one star builder.

Terrible company, AVOID,

Appalling. Don’t get suckered in by the sales patter. The equipment is garbage, price gouging to get a decent router with WiFi6. Just waiting to resolve my end of contract and done with them…forever. Everytime you raise a complaint someone different deals with your replies so you cannot get a resolution. Tells you everything you need to know of them as a company as they don’t ‘own’ their complaints on this website.

Congleton? Caveat Emptor

As I sit in my bay window looking out on the path on the other side of my lovely laurel hedge, my view is disrupted by Cadent barriers where they have dug up the path due to next doors gas pipe leaking. My wife thought she had been able to smell gas ever since we moved in to the Cranberry Gardens site. Every time she spent time in that part of the garden she got the smell. So Cadent came out confirmed there was a leak, dug up the path and lo!, no surprises that the ground workers made a mistake and bodged a repair with none compliant materials. So the leak has been there for almost three years. Redrow/NHBC hang your head in shame for allowing the ground workers to do such a poor job. It goes back to my previous issues with snags, it is not what is visible that worries me, it is what you can’t see that will present in the coming years. Such as my recently failed shower. After just 2 and half years, rather inconvenient seeing as the 2 year warranty had expired and the NHBC 10 year warranty is worthless…trust me, read the small print. The repair required the ceiling to be removed to allow access to the shower drain. Not surprised to find the useless plumbing installer had used a damaged elbow that had a micro crack and had finally let go. To be fair Redrow did cover the repair, as they should have done. And so they should given the Jerry built rubbish they hand over. So if you are thinking of buying on Roundhill, consider your decision very carefully. The tripe peddled by Redrow ‘why do up, when you can buy new’ is selling a lie. You get a very basic poorly built house that still needs a fortune spending on it to get it to a good standard. Don’t get me wrong we are happy with our house, it is Redrow who are the real villains. They know their contractors cut corners and do a really shoddy job but are not prepared to do anything. If you do go ahead and buy, you need to know you will definitely have hundreds of snags, your house will leak like a sieve from basins, baths, showers. Components will be missing. Gutters leak due to poor fitting or from damaged components. The brickwork has to be seen to be believed, apart from messy mortar marks everywhere, the joints are thick and thin. Our largest wall at the side is visibly concave. It seems like it is endless. Wonky staircase posts and handrails. Our snag list has finished but then something else fails. The only reason Redrow get away with it is the majority suffer in silence. Talk to anyone who owns a Redrow house and ask for honesty, they are terribly built. Spend your money on doing your old house up.

Misinformation

Not good Eon. 1st query on my next steps as energy prices are going down, was to completely ignore my question and tell me what I clearly stated I already knew. My reply then elicited another wrong answer that basically was incorrect and actually breaking Ofgem rules. Do you not want to retain customers? Very poor.

Brilliant idea

Brilliant idea, excellent app., very slick payment system and a satisfactory way to move on old or pre-loved clothing. But no 5 stars though. Let down badly by logistics. Evri and Yodel actually ok but Inpost very patchy which is a shame as the locker system is sublime. Less said about time wasting buyers who fail to collect the better.

A reviewer tip…Congleton

While waiting for my rusty radiator and substandard bath panel to be resolved, (c’mon Lewis you said someone would be in touch in the New Year), I thought it would be good to offer some tips for reviewers and readers.

Ignore the 4 and 5 star reviews completely. There may be some genuine deserving ones, usually a Redrow employee technician repairing a contractors bungled installation. However the rest are either 1st visitors, reservers or just moving in. All star struck and wearing rose tinted glasses. All worthless, sorry folks. Filter them out and focus on the 2 and 1 star reviews. Therein lies the truth of the rubbish Redrow serve up. Check the comments from Lewis too, unless the writer verifies themselves, he tries to get the reviews removed. Wouldn’t you think the best thing would be to improve customer service? Especially as a builder has just folded, given Redrow’s poor product, could it happen to them?

Poor building standards Congleton

The continuing saga of my poorly built house. You poor people buying on Roundhill need to know what you are getting. This weeks problem is more guttering issues.

I know nothing is perfect and things can fail. But…

Today I arrive home to find my side fence has a big wet patch where it sits directly below a gutter joint. No surprise to see drips falling as a I look up. Ladders out, up I go to assess and why am I not surprised the ‘experts’ Redrow employ have left the gutter so short it is virtually ready for the joint to separate?! Not only that as I inspect the joint, I notice a part that should not be loose is exactly that, revealing it was broken at the point of installation.

Redrow are shameful when trying to pass themselves off as 5 star builders. I had the chance to speak to a site engineer who shall remain nameless for now, he readily admitted that Cranberry Gardens was a poorly built development with far too many issues and numerous ongoing problems. How about this one, the ground workers failed to install a Hydrobrake that controls water away from the development, that was also missed by the water utility company, the NHBC…all under the nose of Redrow. Definitely not 5 star worthy. The development has at a conservative estimate around £50m of stock. How much bonus has that generated for the fat cats. Meanwhile an employee tells me freely, not for the first time, they have built a pile of junk.

My advice, stay where you are and do up, at least you know what you have. Or buy an old house, the money would be better spent doing up that route.

Exasperated of Congleton

See my last review. Lewis likes to add his ‘we care’ sound bites and things are moving along. A fair question to ask is how long does it take to assess and agree a radiator is rusty? I won’t ask about the bath panel as that is over TWO years running now and a paid upgrade by the way. Still no street light resolution Lewis, despite Ryan your site engineer telling me personally a month ago, he would sort them out. For Roundhill readers and buyers…this is your future. Redrow are not 5 star builders.

Congleton

See my last review. These 1 or no star reviews are no more than Redrow deserve. I got the promised phone call with the promise of action. Today two weeks later nothing happening.

Just to underline the poor build quality, just past two years and the gutter joints are failing. I know they don’t last forever but I replaced just two joints in 30 years at my last house.

They are just really poorly built and finished. A 5 star builder excels, not do ‘just enough’ which is more apt for Redrow.

Congleton - Cranberry Gardens

See my previous review and the response from ‘Lewis’. I am not sure if he is obfuscating or being deliberately obtuse but his response and defence of Redrow certainly falls into one or the other. For the benefit of Lewis, I most certainly do know how to log a fault. Did you miss the bit where I said there had been over 400 defects in the house you built for me? Front and centre on My Redrow is a tab to make a complaint when things go wrong. Which after months and years of asking, I think I am justified to use. I am truly sorry if you think that the complaints process is for other uses, if so, perhaps you are in the wrong job.

In my experience customer care is about fixing problems in a timely and concerned fashion, not patronising customers and picking and choosing what is or is not a genuine complaint. You have my number, a good start would be to ring me and update me on the 3 year delay in repairing the broken lamp post or resolving the outstanding items under my roof. Not posturing on here trying to look as if you care when you truly do not. My having to elicit a response from you via Trustpilot, makes it crystal clear how bad Redrow’s approach to customer care is.

Congleton - Cranberry Gardens…again, pointless?

See my last review, where Jenny of Redrow CC has replied regarding her contact after my last review. So much wrong with her reply hard to say where to start. Sad to say this is the only platform that elicits any response from Redrow. Usually with them trying to get such reviews removed. What I say is factual not opinion, so if you are looking at Roundhill or any other Redrow site…this is your future.
I had to resort to formal complaints through Redrow to try to move some faults forward. Jenny’s response was to ring me and tell me that my complaints were not real complaints! She then listened to my issues and said she would ring me back in the afternoon. 1 week later still waiting. Although my neighbour told me that Jenny has left her role between the day she called and the time of this review. So now the complaints I raised will stagnate again. There is yet another lamp post failed outside an adjacent property ( plot 116, permanently ON if anyone in CC is actually interested ) but now my own two year warranty has expired, I have no way of effectively reporting it other than this platform, the council will not fix it as the roads are still unadopted. So you poor souls on Roundhill will get this poor response until the middle of the next decade.

Redrow have installed an online complaints procedure that does not work. They boldly state 2 day contact and 5 day resolution. So far the only resolution is Jenny telling me my complaints are not complaints, no doubt leading me to have to submit them again. Suffice to say all faults are still outstanding.

It is beyond a joke and Redrow’s claim to be a 5 star builder is ridiculous and a totally unwarranted claim. To repeat google Ryan Kirkcaldy, the Facebook Don’t Buy Redrow group or check out BBC iPlayer for the Watchdog recent episode featuring Redrow.

Although your warranty has now expired, you can still reach out to the North West customer service team via phone or email. I understand the North West division made you aware of this during your call last week and also explained what the complaint form should be used for. In regards to the timescale of a complaint, we advise our customers they will receive an acknowledgment within two working days and a full response by no more than five working days upon the submission of a complaint form. Too soft on rubbish suppliers

Too soft on rubbish suppliers. They can’t all get 5 start reviews every time. Suppliers push back to take down poor reviews and Trustpilot are therefore complicit in inflating review scores. That is dishonest IMHO.

Congleton - Cranberry Gardens

Just for info. Anyone reading this review, Redrow are asking for it to be taken down. The truth hurts hey? Why not just step up your customer service levels instead of dishonestly keeping the score artificially high. This review relates to the Cranberry Gardens site, not Roundhill Gardens although they use the same contractors so will be just as crap.

Two years in and there are still faults to be fixed. I aim to provide a full, comprehensive review soon. However, Redrow has built a fine looking house but that is it. Poorly constructed with far too many defects. The issues are mainly down to poor contractors with sloppy standards. But ultimately the control of contractors sits with Redrow who can remove poor performers but choose not too. Instead relying on the poor saps buying the poorly built end product suffering in silence or giving up when continually ignored by the customer service staff. Don’t be sucked in when Jenny replies to my last review saying ‘sorry, get in touch’. She still does nothing to fix my problems. So you 5 star giving potential buyers, read my outstanding list below, let the scales fall from your eyes and understand once you complete…the nightmare begins.
