We were going to purchase a house taken in part exchange by Barretts David Wilson group. New Homes Group demanded a £250 to take the property of the market while our Solicitor conducted the necessary Land Registry searches. Barretts Solicitor provided a number of differing site plans that varied from the property as seen on the ground and being marketed.
New Homes Group tried to apply pressure to our Solicitor to complete the sale. We advised New Homes Group the property they were selling on behalf of Barretts had a number of Deed Title defects and provided images to New Homes Group showing these differences but New Homes Group choose to ignore these defects and still tried to press for sale completion.
The Solicitor acting for New Homes Group and Barretts David Wilson Group was less than forthcoming when asked to provide Land Registry Title Plans for the property.
Eventually Barretts Davaid Wilson Solicitor did provide yet another version of Land Registry title showing the drive approach to the garage did not belong to the property. This had taken some four months to extract this information from Barretts David Wilson Solicitor and New Homes Group did nothing to bring Deed Title issues to closure.
When it became clear access to the garage could pose problems in the future we instructed our Solicitor to withdraw from this purchase.
To date New Homes Group have not refunded our £250 even though they were fully aware of property Land Registry Title defects on the property they were selling on behalf of Barratts David Wilson Group.
We would not recommend anyone to deal with New Homes Group and be very vigilant when dealing with Barratts David Wilson Solicitors
