I invested off-plan at Trafford Waters, and X1 Developments gace me confidence right from the start. Regular updares and transparency around timelines reassured me throughout. Very professional team to work with.
From initial enquriy to teant move-in, the etire experience has been first-class. What really stood out to me was the level of transparency. Every time l had a question-whether about timelines, returns, of legal process-l got an honest, helpful answer. There were no hidden fees of suprises alog the was.
The sales team were incredibly knowledgeable and didn't rush me into a decision. The gave me pase to do my own research, provided floor plans and specs, and connected me past investors who'd had good results.
What impressed me most was the finish. The apartment was turnkey-ready, with quality flooring, modern appliances, and even soft furnishings included. Within a week, I had three viewings and a tenant signed.
Now, six months on. the rental income is hitting the predicted yied and I've had no issues at all. It's the kind of hands-off incestment that every lanlord hopes for. I'm now planning to reinvest again with the same developer.
I felt confident throughout the entire process. X1 provided clear updates, and the result was even better than expected.

My experience with X1 is very, very poor
X1 have not kept to the agreement signed. The payment, due at the end of August 2025, was not paid as agreed. The representative promised this would be paid, but nothing was received as of the time of writing this review. X1 never talked to you directly. I have a mix of experience, they were good when they are doing the sale. My recommendation is never deal with X1. I don't know why a company this big is behaving irresponsibly and untrustworthy.
I want to share my very bad experience with X1 through Fabrik Property Group, where they have been holding our hard-earned money for over 5 years even after deed settlement with little progress.
Unfortunately, myself with my other 4 colleagues working overseas in Middle East trapped by their smooth and sweet talks, especially sugar coated scammer Shaz Yaqoob in Fabrik Property Group, perhaps a part of their strategy to deceive people. I am sure he still promises to his victim a life-changing fortune with his only goal is to steal money. I am sorry to saying like this but as a a responsible citizen to protect others,I’ll request you, put your foot in my shoe and think, if a designed trapper with fancy websites drains you financially with your life savings while pretending with a convincing legitimacy.
My understandings are, this is a very well-planned scam with fake awards and glowing images in their web pages. Please keep away. I strongly believe law of the land and will take legal action if the dispute remains unresolved.

I've seen a lot of off-plan apartments that disappointonce completed-but not this time. The attention to detail in the finished unit was excellent, with no sage of delays. The materials used were modern and durable, and even the communal areas had a high'end feel. You can tell this is a develoiped who takes pride in the product, not just the sale.
This was my second investment with the same devloper and the experience was just as smooth as the first. Everything was managed professionally and the tenant moved in within days of completion. What l vove most is how hands-off it all is-l barely had to do anything.
I live over two hours away from the site and wasn't able to visit during the build, but the team made everything really easy. They sent photos, updates, and even helped coordinate with my mortgage broker. Everything was organised and felt very professional. The finished product is better than I expected, and the letting process was taken care of entirely. I didn't have to lift a finger to get my first tenant in. Very impressed with the experience from start to finish.
