Warning for Anyone Considering Habyt
Save ALL the documents you have from this agency. Their support is practically nonexistent, and the platform doesn’t even allow you to download your own legal documents.
I won’t even start listing all the things we had to fix ourselves in the apartment because the Habyt team simply doesn’t respond, sometimes for months.
It’s obvious they couldn’t care less about their reputation, as they seem to profit mainly from international students and professionals who are new to the country. Consider this a heads-up for anyone thinking of booking with this agency.
Cannot recommend
I did not have a good experience with Habyt.
I lived in one of their apartments in Madrid for four months and was consistently disappointed by both the condition of the apartment and the service provided.
From the beginning, several issues were evident: there was no functioning vacuum cleaner, the mattress on my bed was completely worn out, and many of the closet and room doors were damaged. The bathroom ceiling was heavily covered in mold, and several roommates struggled to lock or unlock their room doors.
One particularly concerning incident involved a girl from Australia who, upon arrival, did not receive a working key. She had nowhere to stay that night because Habyt failed to address the issue entirely.
Later on, the washing machine broke down, and it took almost four weeks to be replaced. During that time, the ten residents in the apartment had no access to any alternative laundry facilities.
To make matters worse, in the middle of my stay, the ownership of the apartment changed, and at least one resident was evicted from her room. All tenants were eventually forced to move out or relocate to other apartments, even though everyone had signed open-ended contracts.
Finally, after moving out, I only received my deposit back under the threat of legal action, and even then it took ten weeks instead of the four weeks stated in the contract.
Overall, I am extremely dissatisfied with the accommodation and service provided by Habyt. I would not recommend anyone to move into one of their apartments.

I have been renting for 2 months now…
I have been renting for 2 months now and Mori has been nothing but helpful with some troubles i have had and fixed all of them in quick times, answers fast, even at late hours and acts quick. Very good support :)
Habyt Chausee d'Anvers
Please for the sake of your sanity, cleanliness, and overall health. AVOID this company at all costs. The rooms and marketing are slick and attractive do not be fooled please. The customer service and maintenance was quite genuinely the worst I have ever experienced. Issues like antisocial behaviour, open drug dealing, leaks,
freezing conditions and even total water loss for days were problems that went unresolved and in all first cases UNANSWERED. Now they are not answering me as I need my deposit back. An overall terrible experience.
Avoid Habyt
The apartment at Rauschener Ring, Hamburg was not as advertised. Washing machine was not functioning properly and so was the vacum cleaner. All the sinks were either clogged or not even connected. That entails the bathroom sinks, shower, bathtub and kitchensink. Wifi did not work. There is a letterbox for the apartment, however I did not receive a key for it. Bed linen and the mattress were dirtied and stained by the previous occupants, however Habyt listed in their advertisment that these were clean. I have reached out to Habyt multiple times and everytime I got no reaction. In addition to all that they still haven't refunded me the deposit and it is past the deadline.
Bad customer service, terrible experience
The company is a mess. The first week i moved in I forgot the keys inside and there was no way I could contact anyone from habyt. They ONLY replyed to my ticket after over 1 month. Also the Room was disgusting, there was no proper bedding and the chair was broken. Everything in the bedrooms is such poor quality. It's the cheapest stuff from IKEA. Again, took them over 1 month for them to reach out about that. Two months in and there is no hot water for 2 days, the heating system doesn't work and it is freezing in the bedrooms. We cannot reach anyone for help. It is being a terrible experince. Do not recommend it to anyone. The prices are way to high for this crappy service.
Honestly my experience in the beginning…
Honestly my experience with Habyt in Berlin in the beginning wasn't the best at all and there were a lot of concerns until Mori van Haren has come as the new Community Manager. Everything seems to be easier now as Mori does make sure that any problem is solved as soon as possible. I hope this will continue like that. I would have given 5 stars just for Mori but I gave 4 taking everything into consideration. As per the apartment itself, the quality is nice, the neighborhood (Europacity) is amazing. So aside from all the maintenance and support issues - that Mori has helped to solve - our overall experience is good so far.

I already posted here about how awful this company is - the only advice I can give you that FINALLY got me help was messaging the CEO (Luca Bovone) on Linkedin and telling them if this doesnt get fixed I would post and @ them.
You can also message any of the other Habyt board and tell them you will write a raving rant on Linkedin. And what do you know my issue gets fixed and my deposit gets refunded after I leave.
These people need to be shamed into changing.
We will sue
We will sue. For months the door isn't working, it's not just the key, the other roommates have difficulties too, we have submitted dozens of tickets. The lock or the keys are low on battery obviously, or something else is technically wrong. We arrived at 6 pm, the manager didn't do anything, "its a holiday", it's midnight. Being locked out of your home by a landlord is a legal issue. While the police are not a locksmith, they can mediate and put pressure on the landlord.
Why call the police? This is not a criminal emergency, but it is a "breach of the peace" and a safety concern. The police can contact the landlord or property management on your behalf and compel them to provide access to your home. This is often an effective way to get an immediate response from an unresponsive landlord.
What to say: Explain that you are a tenant at [your address] in Berlin-Mitte, your key has stopped working, you have been unable to get in touch with your property management (Habyt), and you are currently locked out of your home. Provide the address of the building and any contact information you have for Habyt.
Catastrophic Experience
I rented a room in Frankfurt through Habyt, and it was an absolute disaster. The accommodation was completely uninhabitable: the refrigerator was out of order, a chair was broken, the sheets were filthy and smelled of urine, and the utensils were covered in disgusting stains. Nothing like the photos in the listing.
Despite my countless emails, I received no response, no solution was offered, and my deposit was never returned. Customer service does not exist: no phone number, no office, just an email address that never replies.
This behavior is unacceptable, shameful, and completely unprofessional. I strongly advise against using Habyt for anyone looking to rent a serious and decent place.
Worst Service ever
I booked my apartment almost a month ago, and my move-in date was on 15th September. However, today is the 17th, and I still haven’t received my keys! The customer support is absolutely useless—they have no idea what they are doing or why.
I’ve completed all my payments, and I can’t even walk away at this point because my money is stuck.
I strongly suggest that no one goes through Habyt!
Worst rental experience — avoid Habyt
For your own good, avoid Habyt. I faced terrible customer service, unresolved flatmate issues, leaking pipes, no WiFi until we fixed it ourselves, overpriced rent, and poor property maintenance. To make it worse, some tenants didn’t even get their deposits back. Completely unprofessional — save your money and sanity and look elsewhere. If zero stars were possible, Habyt would deserve it.
Community Manager shout-out: Mori van Haren
My experience at Lisa-Fittko Str. 5 Habyt building has been great so far largely thanks to our incredible Community Manager, Mori van Haren. She has been absolutely exceptional: approachable, proactive, and genuinely caring.
Mori went above and beyond to get long-pending issues resolved and made sure maintenance tickets were handled quickly — things that had been stuck for months were finally taken care of thanks to her efforts. Her communication is always clear and friendly, which made it so easy and stress-free to reach out whenever something came up.
Habyt has been the worst rental company…
Habyt has been the worst rental company I have ever used. They are consistently unclear about bills, payments, deposits, contracts, etc. I have been scammed out of money multiple times due to their extreme lack of professionalism and organisation and their complete inability to respond on time. Their rooms are falsely advertised, far too expensive (and this is without the extortionate platform fees and deposit), and often have various problems which take a long time to solve (or do nothing about, as the case may be). When it came to security issues in my building, in spite of many complaints from various inhabitants, nothing was done to change the situation. I strongly advise against using this rental company. It's a complete waste of time and a ridiculous scheme to squeeze as much money out of you as possible.
Avoid Habyt at all costs!
I booked my apartment through AmberStudent where the termination date was clearly shown. But dealing with Habyt has been a nightmare. They even claimed I hadn’t replied since August 20th, when in reality I had communicated with their property manager — he just stopped responding after my last message.
What’s the point of charging full rent if you can’t provide the full service? And when I asked for immediate termination because of their negligence, they ignored it completely.
Even if things are “fixed” now, it doesn’t matter — my contract is ending soon. Their lack of professionalism and transparency is shocking.
Definitely the worst renting experience I’ve had. Save yourself the trouble and look elsewhere.

At the Milano apartment,Via Ernesto Breda, they mislead people to rent something completely different than they say that they provide, their pictures are fake and they’re not willing to solve issues that come up with the housing. They advertise themselves in student apps however the residents are not even close to the age of being a student. They’re liars, never book with them !

Habyt is a disgusting, fraudulent company – living here has been hell
Habyt is without question the worst housing agency I have ever dealt with and probably one of the most shameless, negligent housing companies in Berlin. Living here has been nothing short of hell.
Within just two months of moving in, my toilet flooded with raw sewage twice. Another sewage flood had already happened before I even moved in. That means in less than half a year this flat has been drowned in blackwater three separate times. Sewage. Human waste. On the floor. Soaking into the walls, floorboards and subflooring. Habyt never once sent professionals to properly clean, disinfect, or repair the damage. They left us living in filth and high danger of mold. We tenants had to call and pay plumbers ourselves, out of our own pockets, and then beg for reimbursement like dogs for treats.
The plumbing is still broken. When the washing machine runs, dirty water pushes back through the shower. When people flush toilets in apartments above, there is always the risk of another flood in mine. The kitchen sink does not even have cold water – only hot, which makes it unsafe to drink. The entrance door has no rubber seal anymore, so dust, dirt, noise, and cold air pour in constantly. Temperature control is impossible. The whole apartment is a hazardous zone.
Outside is just as revolting. The trash area is always overflowing and stinking, garbage scattered everywhere, in the seperated area and around it outside too. It makes the entire entrance so disgusting that I sometimes do not even want to walk through it. Another thing, inside the apartment, there are barely enough kitchen basics for one person, never mind three. This is supposed to be “co-living”? What a joke.
And Habyt’s communication? Pure silence. I have opened ticket after ticket, over and over again, and they ignore every single one. On the rare occasion they reply, it is with useless copy-paste lines like “we have contacted the property manager” or shit like "we will look into it" – but nothing ever happens. They ignored even my formal notice that I was reducing rent because the flat is uninhabitable. Instead, they keep demanding full rent while delivering conditions that belong in a slum.
I never even got to view the apartment before signing. That should have been my first warning. Since moving in it has been sewage floods, backflows, no drinking water, broken doors, missing equipment, disgusting and broken common areas, and total abandonment by Habyt. I have now filed for termination. I refuse to pay for this nightmare any longer.
Legally and morally, Habyt is breaking everything:
German law (§535 BGB) requires landlords to provide and maintain an apartment fit for use. This place is absolutely not fit for use.
§536 BGB allows rent reduction when defects impair usability, and here usability never even existed.
§536c BGB requires landlords to fix defects once notified. Habyt has ignored dozens of notifications.
§569(1) BGB gives tenants the right to terminate without notice if their health is endangered. Living with repeated sewage floods and contamination is a direct health hazard.
Bottom line: Habyt is a scam. They take your money, provide you with unsafe, filthy, broken apartments, and then ignore you while you drown in their negligence – sometimes literally. They market themselves as modern and international, but behind the branding they are nothing but slumlords in disguise. Stay the hell away from Habyt. If you are already trapped with them, document everything and get legal help immediately, it will be cheaper than paying for a shitshow like this.
Absolutely awful. Habyt (Munich) should be sued into oblivion.
Awful, greedy and useless company that is always willing to cut corners to save money, even at the expense of their customers' well-being. Rooms are way too expensive for what they really are, but they often are a last resort for international students/workers.
Extremely poor and slow communication, as tickets are very often dismissed by having them merged with months-old unresolved tickets, or marked as "solved" arbitrarily.
Automated mails and blatant lies, over and over again ("We genuinely appreciate your understanding and patience as we work hard to resolve your concern.", "We are fully dedicated to providing you with the best support possible.). I have been stuck with a dysfunctional hot water heater for months now, and Habyt has made it clear that they did not plan on doing anything about it. Habyt Support will only act quickly and efficiently when the issue concerns rent payment.
Habyt also has a fair amount of disrespectful employees. One of them once barged into my room, completely unannounced, without even asking for my consent.
Please avoid Habyt at all cost, for the sake of your physical and mental well-being.
UPDATE: as of 12/10/2025, absolutely nothing has been done about the aforementioned dysfunctional hot water heater, despite dozens of tickets.
