IF YOU WANT PROBLEMS - HURRY UP AND BUY FROM AELCA AND DRAGADOS

DISAPPOINTING - POOR WORKMANSHIP AND DESIGN - 7 AND A HALF MONTHS AFTER PURCHASE, A LIST OF 140 PROBLEMS STILL UNRESOLVED! IF YOU WANT PROBLEMS - HURRY UP AND BUY FROM AELCA AND DRAGADOS
It should have been a dream, but it's a nightmare!
The house was not cleaned when we received it, with paint marks EVERYWHERE: on the floor, in the kitchen, in the bathroom, on the light switches...
The list of defects is very, very long: they did EVERYTHING to us: water leaks in every bathroom, in the heating system, in the roof... We had to wait for them to deign to come and connect the heating system, water and air conditioning. And when it was supposed to be working, I had repeated breakdowns. Seven attempts to fix it failed, and I had to get angry before they finally did the job properly. The laundry room was designed too small; it is not possible to fit the washing machine inside. We (along with all the other owners, by registered letter) requested that the door be enlarged. To date, they have been passing the buck back and forth. Dragados, which is totally incompetent, tells us that they followed the plans and refuses to do anything. And AELCA is doing nothing.
Garage door does not close, does not work and is covered in dents and scratches. Security entrance door with a large dent. Paintwork and plasterwork: awful! Tile joints and finish are terrible. Stone kitchen worktop and damaged fridge, and the MURELLI company acting in bad faith, refusing to intervene and blaming AELCA.
NO COMMUNICATION WITH AELCA – We have to report each problem on a platform in Spanish, with photos. I don't know if you can imagine how time-consuming that is? And most of them are rejected without reason or because we didn't report them within 10 days. They covered up the dents in the doors with white paint. And you can only see them when you clean them! It's a disgrace!
Dragados asked me to put cling film on the walls and floor to show the defects, which took me two days to do. Three months later, when we returned, NOTHING had been done, even though Dragados had told me that everything was finished. We ended up repainting and cleaning the entire house ourselves. Water leak in the co-working space, rendering it unusable and filled with mould. Non-compliant swimming pool and filter failure – water turned green and filled with algae.

LAMENTABLE - MALA CALIDAD DE TRABAJO Y DISEÑO - ¡7 MESES Y MEDIO DESPUÉS DE LA COMPRA, LISTA DE 140 PROBLEMAS AÚN SIN RESOLVER! SI QUIERES PROBLEMAS, CORRE A COMPRAR EN AELCA Y DRAGADOS.
¡Debería haber sido un sueño y es una pesadilla!
La casa se entregó sin limpiar, con restos de pintura POR TODAS PARTES: suelo, cocina, baño, interruptores...
La lista de defectos es muy larga: nos lo han hecho TODO: fugas de agua en todos los baños, en el sistema de calefacción, en el techo... Tuvimos que esperar a que se dignaran venir a conectar el sistema de calefacción, el agua y el aire acondicionado. Y cuando se suponía que debía funcionar, tuve averías repetidas. Siete intervenciones sin poder resolverlo y tuve que enfadarme para que finalmente intervinieran correctamente. El lavadero se diseñó demasiado pequeño, no permite meter la lavadora dentro. Solicitamos (al igual que todos los demás propietarios por carta certificada) una intervención para ampliar la puerta. Hasta la fecha, se pasan la pelota unos a otros: Dragados, que es totalmente incompetente, nos dice que han respetado los planos y se niega a intervenir. Y AELCA no hace nada.
Puerta de garaje que no cierra, no funciona y está llena de golpes y arañazos. Puerta blindada de entrada con un gran golpe. Pintura y yeso: ¡un horror! Juntas de baldosas y acabado lamentable. Encimera de piedra de la cocina y frigorífico dañados, y la empresa MURELLI, de mala fe, no quiere intervenir y culpa a AELCA.
NO HAY COMUNICACIÓN CON AELCA: hay que introducir cada problema en una plataforma en español con foto. ¿Se imaginan el tiempo que esto puede suponer? Y la mayoría son rechazados sin motivo o porque no los hemos comunicado en un plazo de 10 días. Mientras tanto, han camuflado los golpes en las puertas con pintura blanca. ¡Y solo se nota al limpiar! Una vergüenza !
Dragados me pidió que pusiera cinta adhesiva en las paredes y el suelo para señalar los defectos, lo cual me llevó dos días. Tres meses después, cuando regresamos, no se había hecho NADA, a pesar de que Dragados me había dicho que todo estaba terminado. Fuimos nosotros quienes repintamos y limpiamos toda la casa. Fuga de agua en el espacio de coworking, que quedó inutilizable y lleno de moho. Piscina no conforme y avería del filtro: el agua se volvió verde y se llenó de algas.
SI ESTO NO LE PARECE SUFICIENTE, PUEDO AÑADIR EL RESTO DE LA LISTA.

Stay away from Aelca

Stay away from Aelca! Since day one there was only problems. Problems with communication, transparency and so on. After purchase after sale department is basically nonexistent and speaking only in Spanish while all of the buyers are from abroad. Some people are waiting already 4 months to get their repairs fixed and nothing is happening. Not to mention that the houses are being sold without the possibility to connect to the utilities like electricity. It was such a bad experience from our side! Never again!

Aelca and Arqura Homes....Stay away from these incompedent people

Aelca and Arqura Homes,Are absolutely appalling and totally untrustworthy.
We bought an apartment in their Aby Estepona development which was meant to be ready March 2024. Then they delayed by 3 months. Then in June they said they needed another 3 months and tried to force us in signing a amendment to the contract which we refused. In September we asked to cancel the contract as they were nowhere near ready for handover, in the contract it stated that if they couldn't deliver within the contracted period and you cancel you were entitled to 20% compensation of funds paid. They refused to pay and insisted we sign a document stating we wouldn't sue for the compensation otherwise they wouldn't refund our money. This is basically a criminal act, and we had no choice to sign this to get our funds back!. When we bought into the development in February 2022 the project was 70% complete!!!. As of today the development still isn't ready for handover. They're are totally unprofessional and basically criminals who believe they're above the Law. Don't deal with these people are they have no idea what they're doing and will shatter your dreams. I hope the Press in Spain pick up on their criminal activity. The development still isn't complete in February 2025 !.What a disaster of a company, after seeing all the bad reviews we are delighted that we pulled out of the purchase even though they didn't abide by the terms of the contract. I really hope that a consumer TV programme will investigate their activities.
