Here we go again

Since 2019 i have been warning everyone on social media about Lewis Hall. He has a trail of gullable individuals who he has cheated and scammed.

It staggers me how people still fall for photos of rented cars, Turkey teeth and all the other rubbish!

Had anyone bothered to check companies house, you will have seen that going back to year dot, Lewis Hall has never had any assets, nor has he ever run a successful business.

Hopefully this will be the last time he will be allowed to lie and cheat people out of their money.

I Looked into Unique and ran away.

I looked into Unique a while back, first question I asked was a list of property owned by them to confirm the 10million plus asset base, needless to say they couldn't provide it.
Then 10 minutes on Google searching up Lewis Hall was enough to walk away.
I can't understand why anyone would give money to Unique, I presume the high interest rates clouded their judgment.

Lewis Hall

So Lewis Hall and his muppet partner in crime have finally been outed!

For all the investors who gave these twits your money, any basic checking of this company and Lewis Hall, this would have shown you this was a simple ponzi / scam.

Lewis hall has never run a sucessfull company, and has all his life peddled dodgy deals. Christian liklewise has had a history of failure.

The indications are, the authorities will be all over these individuals, and hopefully they will get what they deserve.

But Zy lo nd ways’ is the greatest investment platform available at the moment, and I was lucky to find it.

Applied for a job here, after booking in an interview with them, I looked up Lewis Hall online. After 10 minutes of scrolling I cancelled my interview. His whole ethos online was a huge red flag. The next day he kept ringing me, half shouting down the phone at me about how I cancelled my interview. Not surprised one bit to see this company crumble.

UPIG - All Lies

What began as a seemingly trustworthy "secure, government-backed social housing" investment opportunity has now ended with a company that went into administration by 2 Directors and a daughter of 1 of them as well as a Compliance Officer.

Although some employees and their family members are reported to have invested in the scheme, it remains unclear whether senior management themselves held any actual financial exposure to the investments they so actively promoted.

Major Concerns and Potential Misconduct

1. False Claims of Asset Backing

Investors were repeatedly assured that their funds were secure. These assurances have since been shown to be grossly overstated or entirely fabricated.

2. Misrepresentation of Assisted Living Property Strategy

A central element of UPIG’s investment model involved purchasing and developing assisted living properties purportedly leased to government providers under long-term agreements of even up to 25 years. These arrangements were claimed to produce rental income sufficient to cover investor returns.

An ACCA-accredited firm would assume control should the original ACCA accountants cease operating, ensuring payment continuity.

None of these structural protections appear to have been real, or at minimum, they failed entirely in execution.

3. Misleading Investor Communications

Regular biannual reports referenced Carbon Law Partners as providing legal oversight and FCA compliance support. These references seem to have been used deliberately to foster investor confidence, despite the company's internal financial distress.

4. Deceptive Use of Agreements

Before UPIG entered administration, investors were still actively approached and encouraged to sign new agreements. No disclosures were made regarding the company’s impending insolvency or financial challenges, raising serious ethical and potentially legal issues under misrepresentation and bad faith negotiation.

5. Discrepancies in Promised Returns

From early 2025, many investors noted irregularities in monthly payments, which were later attributed to 'HMRC tax deductions at source on behalf of investors". These deductions were never detailed in the original contracts and directly contradicted the promised fixed return structure.

6. SPV Guarantees That Never Materialised

A supposed safeguard in the form of SPV Asset Leasing Group Ltd, Company Number 15424643, which was incorporated 18th January 2024, failed to fulfil any of its stated responsibilities. Investors were told this entity held legal charge over assets or investor funds. When the company collapsed and went into administration on 28 July, the SPV provided no protection or recourse.

It was meant to act as a security layer to protect the Lender payments. It was promised that in the event Unique Property Investment Group Ltd can no longer trade the SPV will assume the contractual liabilities and that it would hold 6 months' investor repayment s at all times.

7. Questionable Handling of Funds and Payments

Despite formal documentation indicating ACCA-qualified accountants were managing investor payments, it has come to light that Telleroo, a third-party platform, was used instead.

8. Affiliations and Regulatory References

All company communications included logos and references to the Property Redress Scheme (PRS), The Property Ombudsman (TPO) and compliance to FCA guidelines, suggesting regulatory cover and dispute resolution mechanisms

9. Use of Multiple Bank Accounts & False Reassurances

It has come to light that investors were instructed to use various bank accounts to invest in. This inconsistency, combined with repeated reassurances of solvency, appears to be a tactic to obscure audit trails and maintain a false sense of security. A previous accounting period was extended on April 2025, which indicates that this early on the directors will have known they were struggling.

The social media accounts including Insta and FB on which they used ads to attract investors are now wiped, together with Lewis' fancy car photos and extravagant lifestyle.

Unfortunately the directors remain trading under their other companies, while hundreds of investors wait for answers on what REALLY happened to their MILLIONS of £££, with some investing a minimum of £100k in some of the schemes.

I was looking to invest back in…

I was looking to invest back in September 2024 got spooked in the end when the company kept changing their accounting period as the last published accounts on Companies House was for the period Jan 23 to July 23. The accounts did not back up the claims Unique Property Investment Group were making about thei financial stability claims made in their publicity. Also those accounts showed that Mark Lewis had a directors loan of £316000 which had increased since the previous published accounts. This guy has a chequered past and the love of high valued cars. A red light was flashing .I wrote to Christian Woollard raising a number of concerns I had which included that the company had not appointed a none executive director and that also the company had close association with a company based in Dubai and Unique had set up a similar company in Dubai. Woollard did respond but my concerns remained and so I fortunately elected not to invest. The moral of this story is that if something looks to good to be true it often is and people should not be gullible and do their own due diligence before investing their money.

Charlatans and Bullies

I started investing with them in September 2023 and shortly invested double the amount. I was planning to invest more but they started fluctuating on their new deals. They reduced the interest from 25% with capital to 18% without capital. Then again no capital until the end of the term. then back up the capital. It was like they were testing to see to what extent they can push the investors. Nevertheless , I have been receiving relatively on-time until March. They sent a blanket email that there has been a problem with the system and they don't know when they can pay remaining investors. Upon my contact with C. Woollard, he tried to convince me to wait but I mentioned I will be in touch with FCA, so he paid me from his own account for that month. Then in June, again they had system problem! again I was one of the ones they missed. I left a negative review on TrustPilot, which was one of the first. C. Willard, contacted me threatened me with legal actions and tried to intimidate me to take it down. Also unsuccessfully tried to take it down with Trust pilot. When I said I know my rights and there is no untrue statement in my review and if he threatens me for exercising my civil rights, I will get in touch with the authorities, he started begging me to take it down, implying that this one review might hurt an otherwise spotless business and asked for my leniency and promised me if I take it down, he will pay off all my investment in 3 instalments. I said I won't sign anything until I receive my June payment. He paid and then sent me a contract to sign that he will pay the rest in 3 months in return of me taking down the review. However he tried to sneak in few cheeky clause to give him more time to pay, which I refused and returned the contract. Then he became aggressive and tried to bully me by sending a fury of emails, telling me not only I should take down my review but I need to promise never put any reviews on any other platform and if anyone else put a negative review and found that I encouraged them or they are my friends and family, this settlement will be off, etc. At that point I found the business is in trouble immensely that warrants this kinds of language and this level of mental derangement. Nevertheless as in fact they hadn't really missed any payments till June and I was hoping that any kind of trouble business is in, they will survive another 3 months to pay off my settlement, I took down my negative review along with a positive review I had made a year ago. I then signed the contract and warned C. Woollard, to stop sending me emails regarding this matter or it will be counted as harassment, which made him stop.My suspicion about the company being in deep shit was confirmed when many staff including the director contacted me again trying to attract more investment, which of course I refused. But this seems to be the last attempts to stay one more month afloat. Then last week, the company surprise surprise went into administration which is funny given Woollard has had gone off Great CEO (indeed) podcast in May to advise others how to run their business and again on Tickernews on March to give people tips! on how to capitalise challenging times.... whatever I say makes it even less funny. So you can imagine my delight when I came across Trustpilot flurry of negative reviews left by other investors during the past few days to reveal the true colours of this "venture" and to know that the other partner Lewis aparrentdly is in court for a related case and all glamorous shots of Woollard's success has been wiped off social media. Not the Lewis' I guess when you're in court you don't have access to your instagram to delete the funny footage of their big deals in Dubai and their fancy cars. Again Woollard sent a blanket begging email to all investors to consider they are humans too! I guess when they promised the investors that these investments are government backed social housings! they were not human. I am not sure how the government allows these promised from random LTDs? Anyway just an update that my settlement hasn't been paid , so my negative review is back up with more details. We are waiting for administration response on this , upon which we will collectively pursue a legal case.

The good news if there is any is that…

The good news if there is any is that the authorities are all over this latest scam by Lewis & Christian.

They have copies of all the videos and posts by Christian & Lewis telling everyone their Ponzi was "government backed".

The fact is they never had any assets, the money was used illegally.

Lewis & Christian have form neither of whom have ever been part of a successful business, this is not the first but hopefully will be the last time they are allowed to defraud people.

I've written four times and got silence but you reply quick to a public review. If HMRC really told you to deduct at source, why didn't you do that from the first payment and why say it'll go back to gross next time. This isn't how tax works. No letter, no explanation. It all feels sloppy. I just want my investment back, you carry on with whatever this is.

It's rare to find a platform that works. FIFTH & heaven has earned my trust. They're honest and I never wait long for a withdrawal.

I invested with Unique

I invested with Unique, promising returns of 25% over a three year term. A few months in, Unique have now gone into administration. Despite promises that our funds were protected, this appears not to be the case. I will have lost a large part of my pension unless the administrators can identify funds to repay the investors, many have lost far more.

I will together with other investors pursue every avenue to get our money back.
