AMH Stay away! Read the reviews!

Do not rent from this company. I have left bad reviews all over. We have contacted the propety manager to no avail, we have contacted BBB to no avail and we’ve contacted corporate to no avail.

We didn’t get to see the home before we moved in as we were hours away. Three days before we moved in, my husband drove by the home after work and there were still people living in what was to be our new home.

Upon move in, it has been a nightmare. The home was not cleaned, our shoes stuck to the floors, everything was sticky, damaged downstairs bathroom, stairs, rails, fridge, oven and the worst of all…the home was filled with roaches. Yes, roaches. $2600 a month in rent to live with roaches.
My daughter’s fan in her room, she turned it on and a blade came flying out at her, missing her by inches. We’ve had 4 water leaks: dishwasher, ac, roof and our master bath shower. All this in 4 months of living here.

When I contacted the property manager, Brittany Ramsey, about the roaches, she said she had no clue and that maintenance said it was fine upon inspection. She also didn’t know that her own company was responsible for pest control. Instead, I had to hire a pest control at first. They did end up hiring a pest control, 3 months after the fact.

The master bath shower was replaced with the smallest shower possible. They fit the shower today, finally, and my husband can’t even fit in the shower. Maintenance tried telling me that’s the biggest shower they can get. Yet, Lowe’s sells showers bigger than this. Maintenance says it could take up to another 2 weeks before our master shower is fixed. We have now been without a master shower for well over 3 weeks already. So, possibly 5 weeks total without a master shower. For $2600 a month in rent.

Maintenance supervisor got cross with me today because I told him they always fix things the cheapest way possible instead of the correct way, but it’s the truth.

No one to call

I ordered an item, FedEx lost it. I was told to contact At Home with the case number FedEx opened and provided. There is not a customer service number to call for this place! You have to email only and that could take up to 72 hours from what is stated with the bot that you chat to. I’ve been waiting for 4 days now and no one has reached back out to me. Highly disappointed, do not recommend and I will no longer be shopping here.

I had an issue with an order

I had an issue with an order. Instead of refunding me, they charged me another $15. There is not a customer service number to call. Only way to get in touch with anyone are emails that they don’t answer. I’ve been trying to get someone to tell me why I was charged that $15 and to refund it for 4 days now and no one has reached back out to me.

Do not rent from here

While the maintenance department is good, the property and property management, not so much. We rented this home without being able to view it before move in. That should've been our red flag. Since the first night we moved in, we've been dealing with roaches from their previous tenants. The property manager stated upon their inspection, they did not see any roaches...that's because they come out at night, not during the day and even my pest control said they'd tell AMH that. I told her we would not have moved in had we known this problem existed. I hired a pest control that is having a hard time getting rid of them. I let the property manager know this. She said she'd try to get me refunded for pest control. Haven't heard a peep back. So, now, my little family is having to live with roaches because of this company. We just started the lease 2 months ago. We will not be renewing the lease come next year and I will forewarn other possible tenants of the current issue we are having. I can't even let family come visit because I'm afraid they'll see one of the roaches and I'd be embarrassed. I've never had roaches and have had to ask the pest control to come back weekly to spray, not understanding that this could take awhile to get rid of according to the pest control I hired. I'm just hoping and praying no roaches get in my things. I've barely unpacked because I'm afraid of the roaches getting into my things. I'm constantly cleaning even though the pest control said that wouldn't help much with as bad as this is. Pest control company said they’d testify on my behalf that this was a problem well before I moved in.

Rent Elsewhere

Edit to add: We were refunded for the lvp flooring they charged us for. :://
We have lived, for 8 yrs, in an Invitation Homes, home. Each time we have had to request maintenance, we either got one of their redneck engineers or we've had to contact the BBB to get anything that was really important taken care of. One instance from their redneck maintenance worker, he couldn't install the new dishwasher we needed yrs ago and just screwed the dishwasher into the counter, through the dishwasher! Causing it to leak all these yrs! Right now, it has been 48 hrs since my home has been without water due to a leak issue. There are so many issues with this home and all we ever get is a complete run around when we try to get it fixed. We have decided to move because of the lack of maintenance. I paid rent on time every month, never was late. Yet, I was met with this resistance just to get anything fixed. Ridiculous.
They also charged us for replacing carpet when the carpet, BY LAW, has to be changed every 6 years regardless of the current state of said carpet. They labeled it as lvp flooring upon billing us, which we never had lvp flooring while we lived there. So, we essentially paid for them to replace the carpet with lvp flooring. Do not rent from them unless you want to live in trash homes.

Go elsewhere for your pest control…

Go elsewhere for your pest control needs! Would not recommend them at all. We moved into a new home in May of this year. We also started our service with them in May of this year. I’ve had to call them back out 4 more times since then. It’s only June! While we have seen less bugs, they’re not getting rid of them completely. I thought that was the whole point of having pest control? To not have bugs?? I get charged monthly only for them to come out bi monthly unless I call them like I have been for the last 4 weeks. And I’m stuck in a contract I can’t get out of until next year! What they use is not pet friendly as they state. I let whatever they use dry before I release my animals after the home has been sprayed and all my animals get sick the following day after Go Forth has been out here. Not happy with this company at all!

Never using door dash again

I ordered from Door dash and after 1&1/2 hours, no dasher was ever assigned. I went to cancel the delivery and they kept my tip to a driver that was never assigned and the taxes/fees. Upon calling customer service, I have been hung up on 3 times trying to get the rest of my money back as they only partially refunded me.

Hoping for resolved issue

EDIT: SentenArt reached out to me via email and has resolved this matter of my purses. I’m hoping the new ones sent will be as ordered with the zipper&adjustable strap… They took my money quickly, but they didn’t get me my products until a month and a half later. These come from China. Both purses came in smashed, shipped in a plastic taped bag. I can’t get them unsmashed looking. They’re so small I can’t fit the matching wallets in them. And the length of the straps is ridiculous. Way too short. The purses go under my boob and they’re supposed to go to my hip for a crossbody.

Have ordered twice from them and not disappointed!

I have ordered from this company twice now(a couple years ago and this year). BOTH orders have been absolutely beautiful! This last order was of pictures from my phone that doesn’t take the greatest of pics. I was worried they wouldn’t be good due to that. They made it turn out amazing!! Thank you!! Customer service is excellent as well. They also package very well so the item isn’t damaged because of shipping.
