Riv ned og byg nyt

We have worked together with the HC team in Arhus, with Mia Overgaard being our sales-person and Andreas Kjær our project leader (byggeleder). Both of them have done a great job. They were always helpful, responsive, and supportive with all our inquiries. A big thank you to both. Also, our bygningskonstruktør Mortne Nymann Nielsen was a kind an relaxed person who worked with us on the layout of the house.

A special thanks to Andreas and Mia for being so service oriented. Andreas for being available and caring about the house and us after we took over the house. There are still some few minor issues that need to be taken care of, but overall, the building process was a very positive experience. Mia for being understanding and helpful when we found a bug regarding some material choice but could not really proof it, she found a good way to fix it.

We have now lived in our house for almost three months and are very happy about it. Overall, we can recommend the whole process, especially the mentioned people and the stable time table.

However, some things were also not ok. We had some starting issues with the first sales-person that made us feel uncomfortable with the situation. So we asked for an alternative sales-person and Mia agreed to take over our project. From there, the process improved significantly and we felt good in her hands.

We also want to be transparent about the extra-budget, that surprised us. That is stuff not directly related to the house or HC but includes, for example, “tilslutning til fjernvarme”, “landmåler”, “havebudget” and also the budget for “nedrivning”. While most of the budget-positions were good estimates, those involving the “nedrivning” were not.

That is all the more surprising since HC claims on their hompeage that they are doing lots of “riv ned og byg nyt” and even provided an online-seminar on that topic. If HC indeed has a lot of experience in such projects, they should know about the costs. As an example: The budget position for “nedrivning” was DKK 100.000,-- We ended up paying DKK 175.000,-- after I got three offers from different companies, all of which were about the same. Along with taking down the houses came additional costs for work including “afbrudt alle installationer (vand, varme, el, osv.)” or “etablering af byggestrøm og byggevand” etc. all of which accumulated to another DKK 30.000 to 40.000. I believe that HC could benefit by providing better estimates as it increases the trust into their work – and at the end, building a house has a lot to do with trust.

In that regard a suggestion for HC to think about: I would have liked to have an all-round-carefee package for the damaging process as well. You do have the contacts with the different entrepreneurs, you know how to plan and execute projects, so that should not be a problem for you. As a customer I would be willing to pay a premium for having both part managed by you – the damaging and the (re-)building.

Again, all together, well done, we are satisfied customers.
