I've been with this company for over 3 years and had multiple properties under warranty, and every large claim got denied. They are liars and do not cover normal wear and tear. They do not cover major components. I was paying the around $65 per policy for 2 policies and $85 for one more. That is $215 per month. When my AC broke after 16 years in service which is way past FL life span for AC they denied the claim even though my AC person stated its normal wear and tear. It was 3rd AC claim they denied and I had to pay for 3 AC claims, water heater and fridge all out of pocket in addition to paying monthly premiums and in addition to $85 service call which they pretty much use Sears service center for that. you will spend about $1000 or more per year on premiums and basic service calls, and you can count on paying for all major repairs out of pocket because they do not cover anything. They dont cover corriosion of water heater tank, corriosion of AC units and those are the main reasons those die. When you are dealing with water for 15 or more years your units will get corrosion and die, and that is normal wear and tear, but CHW do not cover it. They just cover some electrical components, which you can get sears to fix for a reasonable price or get someone from task rabbit for $30 to $40 per our plus parts.
When my $1000 fridge broke they said they will only cover $400 because they said that is how much they can buy it for, so I asked please buy me one for $400 or tell me where I can buy it, and they blew me off. SCAM, SCAM and MORE SCAM!!!
I am a property manager so I suggest, just to set $100 to $150 per month and build a budget for few years in the special account and if things break, you will be able to afford it to fix it ,but do not count on any warranty companies, because they are fake and scam and it will cost you TWICE the amount, because you will end paying out of pocket for repair plus paying for premiums and plus paying $85 for service calls. DO THE MATH!

If they screwed you, you can file suit without attorney at small claims court and even for free if you do not have much income and indigent. If you can get letter from professional AC or plumber person that those are normal wear and tear then you might even win, and get your money you spent for repairs or you can request for a full refund of all premiums and service call charges plus court costs if any.
They will have to pay attorneys to show up to courts, and even if you dont win it will hit their pocket, so those greedy and evil bosses of choice home warranty will feel the pain.
And spread the word and warn others, not to use this scam company.
