Don't move into their temporary apartments

Please don't move into the temporary apartments of KAB, no matter how badly you need a place where to live. We moved to an apartment that was literally covered in mold and was definitely not suitable for living. I had mold allergy symptoms during the time we lived there which disappeared when we moved out.

Also, they tried to tell us that it's normal to have mold and didn't help us to clean it. Coming from a Nordic country myself I know for sure that this is not normal. In my country, you can't even study in a school building if there is this bad mold problem. This kind of apartments should not be rented out at all. Never again.

Hi Melanie,
Mold can be a problem in some residentials, but no one should live at a place as you describe. Please send your former address information to kommunikation@kab-bolig.dk so we can follow up on this issue.

KAB is the worst place to live

KAB is the worst place to live, no housing rules are followed by tenants constant parties and loud music, KAB does nothing to prevent this after many many many complains nothing is done. Living in Karre 11. They are simply not interested to proceed on complains. I would like to share some thoughts . A few years back came an announcement where we all had to vote at a general meeting to keep Vicevært or not, should we put some resources into it or not. I gladly voted YES we should, there was no doubt in my mind that we shouldn't, as we really need such a person to keep an order in this housing organization. Now I am questioning my decision what did we really vote for, what is the function of this person and why do we ay salary to this person. When I voted my understanding was that socialvicevært not only has to solve conflicts that comes between neighbors but also to be a guardian and reinforce KAB rules. Question is, is that really happening? Responsibilities seems presented and handled in a soft way. When it comes to KAB rules there cannot be any discussions or variations, that is why we have rules, they have to be 100% obliged. There is no but.. … or “I just do it a little bit here and there”… “det more du ikke skat...” “we should have a right to live a bit”...” this is a part of Danish culture”….. There should be a strict line without any discussions. Firm line that cannot be crossed. I have difficulties to understand why is not followed. Why many of us normal respectful people have to put with bullies that enjoy their bullying methods year from year until we decent people finally give up and move from KAB, why KAB rules are not reinforced with full power when we complain? Who made this rule in KAB that it is required 3 people to sign the complain? What if living conditions are different and if the apartment is located on a corner, if neighbors have “signed” a pact to hold parties and be noisy on a daily basis, what if they cant get through their brains that this is not ok, etc? Why do we have to hear this nonsense again and again “you live in apartment and therefore have to put with this” or “move to country side” or “you restrict my personal freedom” or “there has to be place for every one and we have a right to be noisy”. Are we normal people not that part of “Everyone” or just a bullies are included in the concept of “everyone”? What happens to the weak link; old people, sick people, people who work at night and need rest at day time, people who do not want to follow forced on them neighbors life style, but what to live their own lives? I been complaining about neighbour who is making noise since the day she moved in; parties, people, screaming, loud music. My apartment shaking from her new technology reinforced stereo with wave effect, I feel like I live in a disco club and have to arrange my life according to her life style if I do not want to get insane. I cant open window if she has her balcony door opened, I cant work, I cant sleep. After many complains the girl is not getting into her brain. She cant get it that this house literally has no isolation. Pretending that she is the one that is accused wrongly although all proof is evident. The true is I am fed up with this sociopathic narcissistic behaviour or perhaps she is truly a child in a grown up body that has difficulties accepting responsibility. I question myself where do I live? Disco club? Collegium? Narko house? Bordello/saloon with available free behavior girls? What is this housing about? Am I in a wrong place and asking for something extraordinary? I am aware that KAB accepting 30% from municipality to live at KAB. Perhaps KAB accepting too many people with mental challenges and other issues? This way forcing normal people to move out? One person with issues can poison many neighbors lives, look at this problem statistically and you will get another picture. Is not going to be an impact of 30% for sure. One person rights ends where another person rights starts. Meaning I do not wish to have neighbors into my space poisoning my life! I do not have to put with this! We accept a normal sounds that comes out from our neighbors butwe cannot accept sounds that are not natural and are overdone! My life styledoesn't get out of my apartment walls and so shouldn't others! Everything is possible when a person has a decency, common sense, empathy, respect and understanding that you are not a centrum of universe. Normal people donot require rules and regulations they are intelligent enough to know how and when. If mommy and daddy didn’t do a proper job that is on a society shoulders to educate such individuals and is not through the nice talk you do that but through the actions as they don’t have a brain capacity to comprehend the situation they are in, they cant get it or do not wish to get it the fact that the house has no sound isolation. You cannot reason with this kind of people as they are severely limited intellectually or other ways. You have to talk their own language the only language that they understand, do upon them as theydo to you. I do not wish to hear from KAB that you cannot do much and decisions are made at political level. I very much doubt it. I believe that KAB is playing safe. Secondly, even if politicians to blame, KAB being a mega organization has a power to pull its wings and request politicians to look into it as their present legislations do not work. After all this is their work and duties. This issue is on a country level. I am sure many other housing organizations would support you. However, the question is does KAB wants changes or would rather be ine5cient and stagnated organization. Take a grip for once of your issues at KAB and make sure that housing rules are properly executed and if they are not good enough advertised, reinforced or not sufficient to keep an order make sure to advance your rules and
housing regulations and take actions to have a proper living conditions and not servicing bullies.

Attempting to rip me off with my deposit.

After 2 years of use for a tiny student housing apartment (60 sq. m. studio) I received an estimate (which will follow a bill, that I will be obliged to pay) for cleaning and damage to the apartment.

The cleaning bill, which covers main cleaning for the kitchen only(and not the main room), limescale removal for the bathroom and cleaning behind all of the (five) radiators is over 6500 DKK, which is outright absurd.

Over that I am charged for burning the kitchen plot (which I admit I have a fault in) estimate: 7800 DKK. Even with the current price of work plus materials this seems way too high. The apartment is middle-class, at best, there or no "high-end" materials used.

Of course, in the estimate it is not pointed out how many hours of cleaning are calculated, nor how much does it cost per hour, a clear lack of transparency, I do hope to see that in the final bill, at least.
Same goes for the planned repairs, I am yet to see the costs of labour and materials I shall be charged for.

I've paid rent for whole June and was asked to return the keys on 4th of June, so I no longer have access to the place I paid for.

If I knew KAB will try to rip me off in such way I'd keep the place for a month more and pay cleaning and repair companies to do the work for me, it will still cost me way less than 14 000.

When it comes to KAB there seems to be no implied "wear and tear" to an apartment, I was also not informed or instructed in any way as to what kind of cleaning should be conducted. It was put simply that the apartment needs to be "cleaned and all furniture removed" before releasing it.

Do not count on KAB helping you

It does not matter how long you have been registered.
My boyfriend has been signed up for 31 years. We have been needing an apartment for over 7 months now and activated his account as soon as we realized it.
The first two-or-so months we were picky and only chose the places we wanted to live. After receiving ZERO offers during that time, we decided to lower our standards all together and basically apply for everything bigger than a 1 room apartment in the Copenhagen area.
We have received one offer, where we were number 28 on the list. And when we were about to arrange with the owner for us to come and have a look at the appartment, he strongly adviced us against it. He said he was forced to move out do to wall-lice and alcoholic neighbours who smoked and partied in the hallway. We verified this and passed this one out.
Besides that, no offers at all. And according to the employees of KAB, there is nothing more we can do. After 31 years on the list.

Edit - Answer to KAB's reply:

Thank you for your reply.

I do think it is unacceptable that the only apartments you suggest we might have a chance of getting after 31 years of being on the waiting list is Farum - a town that does not even belong to Copenhagen.

And yes, we did know about the flexible criteria and are already registered for what we can there.

We are still disappointed with KAB's service and would not recommend anyone to sign up for the waiting list.

Dear Elín
It does indeed sound a bit hopeless in your current housing situation.
Have you applied for housing in Farum Midtpunkt? This is one of the housing opportunities with lots of space and a short waiting time (6-12 months) Check it out on our website: https://www.kab-bolig.dk/boligsoegende/soeg-bolig/afdelingsvisning/afdeling-farum-midtpunkt.aspx?View=Apartments

Do you know about the flexible criteria? If you live up to some of the criteria, you get an advantage on the waiting list. There are different criteria for moving up on the waiting list, e.g. age, employment status and marital status. There are also different criteria in different municipalities. Please contact us either via mail, phone or physically in our reception to learn more about flexible criteria.
Best regards
Karen, KAB

Dear Elín
I merely suggested Farum as an opportunity - I have not looked at your subscription, but if you send your subscription number and full name to kommunikation@kab-bolig.dk, I will take a look at your current search criteria and see, if there is anything that stops you from getting housing offers.
